Internal Property Acquisition Specialist
Role Title: Internal Property Acquisition Specialist
Lead Generation / Prospecting)
Compensation: 50/50 commission split with RYX after VAT, no desk fees or marketing costs.
Very high income possibilities.
Core Purpose Source new stock (rental and sales mandates) by proactively reaching out to property owners, investors, developers, and distressed sellers.
Fill the top of the funnel consistently.
Key Responsibilities
Prospecting & Outreach:
High-volume daily calling,
WhatsApp/email outreach to private landlords & sellers. o Mine portals, social media groups, deeds data, and expired/FSBO listings for opportunities. Pitching & Closing Mandates:
Present RYXs value proposition, commission structure, and marketing plan confidently.
Handle objections and secure exclusive mandates where possible.
Database Building:
Tag, segment, and nurture owner databases; re-activate cold leads.
Market Research:
Track suburb trends, rental yields, price shifts to tailor pitches
Handover to Agents:
Qualify and package new mandates with full info, then hand off to the external agent team smoothly.
Must-Have Skills & Experience
Hardcore Prospecting Mindset: Enjoys cold calling, high call volumes, and KPI targets.
Persuasive Communication: Clear, confident, objection-handling proficiency.
Copy & Tech Savvy: Can craft compelling outreach messages; works fast in CRM/spreadsheets.
Attention to Detail: Correct property info captured; mandate docs correct.
Resilience & Self-Motivation: Thick skin, relentless follow-up, competitive. Nice-to-Haves
Previous telesales/inside sales in real estate/financial services.
Basic understanding of SA property law & mandate requirements (we will train deeper).
Experience with skip-tracing/lead gen tools, data scraping (ethical/compliant use).
KPIs / Success Measures
New mandates secured per week/month (sales & rentals separately tracked).
% exclusive vs. open mandates.
Contact Mandate conversion rate.
