To oversee the operations, management, and control of all maintenance of (Hard Services) of Wits RHI facilities which include but is not limited to upgrade, refurbishment, and maintenance (planned and reactive) such as (Plumbing, masonry, carpentry, gas installations, fridges/freezers, generators, UPS, water storage, electrical, etc.)
To oversee site safety and security and to ensure compliance with OHASACT and other Environmental Acts and regulations

Key performance areas:
Work according to the designed facilities work plan for effective facilities management, including plumbing, masonry, carpentry, electrical, lifts, generators, air conditioners, UPS, gas installations, and other mechanical and electromechanical components
Comply with service level agreements (SLAs) for operational services
Ensure the maintenance team attends to breakdowns or repairs (where possible) or takes corrective action with all building components and building services
Purchase goods and materials for maintenance or repairs within budgetary guidelines and control the receiving and issuing of the goods and materials
Make recommendations for preferred suppliers in accordance with company policies and donor requirements
Obtain quotes and select suppliers and/or external contractors according to legal regulations and donor requirements
Implement and monitor SLA for ongoing maintenance contracts and maintenance projects
Report any site/facilities issues to management as and when required
Monitor turnaround times and workflow of the Maintenance team to ensure daily activities are met
Ensure that complaints and queries are addressed adequately and timorously
Conduct regular condition assessments to determine what maintenance is required
Conduct Weekly and Monthly inspections on building components such as all Generators, UPS, water storage systems, air conditioners, etc., and maintain these records
Ensures that Wits RHI sites are adequately secure from a staff and patient perspective
Collaborate with Directors and senior managers to determine security needs
Oversees the allocation of outsourced security resources and ensures these are adequate in consideration of the security-related risks to the sites
Effectively manage and resolve all security-related incidents at all Wits RHI Sites in collaboration with the management team onsite, SAPS, and other related stakeholders
Act as a liaison with local law enforcement agencies
Create an annual plan and facilitate security education and awareness activities
Ensure security systems are updated and maintained effectively
Collects and disseminates information related to local security risks
Monitor the current security risks and effectively address them when required
Oversee the effective implementation of the OHS strategy within Wits RHI
Provide guidance and support for all OHS initiatives
Provide leadership and direction to the OHS Committee and Sub Committees (including infection control) to ensure effective and efficient OHS operations
Ensure the development, planning, and implementation of OHS policies and procedures in compliance with the local Occupational Health and Safety Act and other legislative bodies' rules and regulations
Ensure the timeously reporting of all IOD incidents to the HR department and operations team
Oversee the management of all site incidents and investigations and reporting thereof
Provide technical expertise, leadership, and support for all OHS initiatives at all of Wits RHI sites nationally
Assist with facilities-related queries and redirect them accordingly with the aid of the Operations Service Desk
Ensure contractors' safety files are kept relevant and up-to-date
Act as the point of contact in assisting staff with the implementation of relevant SLA and procedures, maintenance breakdowns and building maintenance, leave planning, and timekeeping
Maintain relevant office systems such as electronic and manual filing systems
Maintain all current spreadsheets and records to always ensure data integrity
Perform relevant administration i.e. filing, copying, and any other ad hoc administration duties as assigned
Compile relevant weekly and monthly Facilities and Maintenance reports that include feedback on key performance areas and progress
Compile monthly IOD and OHAS reports for the Division
Perform security risk assessments and Audits to identify risks and develop effective preventative measures
Conduct safety risk assessments for the organization and implement effective safety plans, accordingly, including evacuation plans
Maintain an effective incident management system for all Health and Safety and site security components of Wits RHI
Compile monthly safety and security reports and disseminate them to relevant stakeholders
Ensure organizational compliance with xe2x80x9cSafety and securityxe2x80x9d and xe2x80x9cHealth and Safetyxe2x80x9d legislation and policies
Conduct training on operational SOPs to ensure compliance
Attend to all staffing requirements and administration
Supervise and manage the duties of subordinates to ensure optimal staff utilization and maintenance of sound labor relations
Perform and facilitate performance development and assessments
Identify substandard performance by team members and take necessary corrective action
Coach and train subordinates and team members to ensure the acquisition of knowledge and skills required by the organization
Promote harmony, teamwork, and sharing of information
Take ownership and accountability for tasks and demonstrate effective self-management
Follow through to ensure that quality and productivity standards of own work are consistently and accurately maintained

Required minimum education and training:
Grade 12
Required minimum work experience:
8 years experience in a Facilities maintenance and/or Occupational Health and Safety environment, with 2 - 3 years being in a Supervisory role
Desirable additional education, work experience, and personal abilities:
Experience in Facilities Management/the Building Environment/Maintenance Artisan with Project Management and experience in Occupational Health and Safety is an additional advantage
Ability to deal with stress and unexpected situations
Excellent organizational, problem-solving, and project-management skills are critical
Ability to work independently and as part of a team
Excellent organizational skills and efficient and effective work habits are also important
