This is achieved by putting in place the Planned Maintenance Programmeand responding timeously and efficiently to ad hoc repairs required. The secondary role of the Building Manager is tofacilitate communications between the Facilities Management department and the occupants and users of all the buildings,providing solutions for related problemsThis role is critical in liaising with tenants and service providers, it coordinates and manages maintenance, housekeeping,and security activities, and ensure the facilities infrastructure and assets meet regulatory standards and codes and furtherassist and engage the Facilities Managers as well as support the property managers in the planning, management andmonitoring of all aspects related to the management of the portfolio and inspection of work to ensure that quality standardsare maintained or improved. Also, to ensure strong customer relationships are built and expectations are met and managed.Position outputs:Coordinating and overseeing regular building maintenance and repairs.Managing and directing cleaning and security staff and activities.Preparing and carrying out emergency protocols and procedures.Maintaining a safe environment for building occupants and visitors.Preparing and monitoring maintenance budgets.Conducting regular building inspections and preparing reports.Ensuring facilities are in compliance with applicable policies, regulations, and building codes.The individual will be responsible for translating business strategy into workable sustainable development plans, ensuringadherence to sustainability policies, procedures, and protocols.Coordinate activities with other disciplines and terminals to integrate and effectively utilize optimum supervision andmanagement in all projectsUndertake the Management Responsibilities defined in the Transnet Property Operational Policies.Guide and participate in cross-functional assignments for internal and external stakeholders.Provide constructive critique and critical feedback in an ongoing fashion, when reviewing proposals and quotes.Coordinate activities with other disciplines to integrate and effectively utilize optimum supervision and management in allprojectsCreate strong internal and external partners for the day-to-day upkeep and care of the real estate portfolio entrusted thereinEnsure effective business relations with tenants.Takes charge of all emergencies and ensures responsible back-up is available in order to take corrective action asnecessary.Manage the outsourced service providerxe2x80x99s teams, including any specialized services team.Conduct regular inspections of the buildingsImplement and manage a planned maintenance schedule.Implements all maintenance and general procurement of materials and parts, schedules installations and oversees thatsuch repairs are accomplished in a safe and timely manner.Take responsibility for the maintenance of all critical equipment in buildings.Provide services and support in a high quality, cost-effective manner by motivating the maintenance workforceMaintains accurate records with regard to annual inspection of equipment and general preventative maintenance includingrotational work assignment and over-time allowances and staff related matters.Perform quality control checks by checking foyers, building restrooms, hallways, and offices to make sure that trash istaken out, sinks are clean.Inspect the building to make sure that all systems are working properly by checking the heating system, air conditionsystem, hot water system, check for any lights that are not working and for any maintenance requests. Keep an open line ofcommunication with administration.Highlight and report on all minor repairs in building and in grounds as needed, such as repairing, maintenances requests,tenant concerns, installations, etc. as needed. Coordinate with support services that are working on the building and reportdiscrepancies to the facilities department.This position is responsible for the day-to-day supervision of building custodial staff, to include assigning tasks, providingtraining, and auditing of work performance.Qualifications & Experience:Grade 12 CertificateNQF 5 - Relevant technical/construction/trade certification qualification.3 yearsxe2x80x99 experience in a technical or management role or possess similar experienceComputer literacy skillsCompetencies:Very focused individual who is target and delivery drivenPerson with attention to detailFamiliarity with data systems and data analysis.Understanding of management of the building services including water, waste, electricity, and other soft servicesAbility to manage service providersTime management skills - ability to prioritize own workload to meet deadlinesFunctional numeracy skillsProblems solving skillsPeople management skillsAttention to detailFlexible work approachValid Driverxe2x80x99s licenseGeneral building maintenance
