The Property Financial Accountant is responsible for managing and reporting on the financial activities of the property portfolio, including rental income, operating expenses, capital expenditure, and financial compliance. The role ensures accurate accounting records, timely reporting, and effective financial controls to support property management and investment decision-making.
Key Responsibilities
1. Financial Accounting & Reporting
Prepare monthly, quarterly, and annual financial statements for property entities.
Ensure accurate posting of income, expenses, accruals, and adjustments.
Monitor and reconcile rental income, recoveries, utilities, and property-related expenses.
Compile management accounts, variance analysis, and performance reports.
2. Budgeting & Forecasting
Assist with preparation of annual budgets for properties and property companies.
Track actuals against budgets and highlight variances.
Forecast rental income, expenses, and cash flow projections.
3. Accounts Payable & Receivable
Ensure accurate billing and collection of rental income, levies, utilities, and recoveries.
Monitor arrears and liaise with property managers/tenants regarding outstanding payments.
Process and approve supplier invoices, ensuring correct allocations.
4. Compliance & Audit
Ensure compliance with IFRS, tax legislation, and property-related financial regulations.
Prepare audit packs and liaise with external auditors.
Ensure all statutory submissions (VAT, income tax, municipal charges) are accurate and submitted on time.
5. Property Portfolio Support
Provide financial insight and analysis to property managers and directors.
Track capital expenditure, refurbishments, and maintenance projects.
Maintain fixed asset registers for the property portfolio.
6. Systems & Controls
Maintain strong internal controls and financial processes for property transactions.
Ensure property management systems are up-to-date and reconciled with accounting systems.
Drive improvements in reporting accuracy and efficiency.
Key Performance Indicators (KPIs)
Accuracy and timeliness of financial reports.
On-time submission of VAT, tax, and statutory requirements.
Reduction in tenant arrears and improved collections.
Adherence to budgets and improved cost control.
Audit findings and compliance with financial standards.
Skills & Competencies Required
Strong knowledge of property sector accounting (leases, recoveries, municipal charges, etc.).
Excellent financial reporting and analysis skills.
Strong MS Excel skills; experience with property management/accounting systems.
Attention to detail and high accuracy.
Problem-solving and decision-making abilities.
Good communication and stakeholder management.
Minimum Requirements
BCom Accounting / Finance (Postgraduate or SAIPA/SAICA articles advantageous).
3-5 years' experience in property finance/accounting.
Knowledge of IFRS, property management systems, and tax requirements.
Experience in property sector (commercial, retail, or residential portfolios).
