FINANCIAL ACCOUNTANT (PROPERTY MANAGEMENT)
Location: Cape Town, Western Cape
Type: Full-time | On-site
A well-established property management business is seeking an experienced Financial Accountant to take ownership of the full financial function across the company and its managed property portfolio. This senior role reports directly to executive leadership and plays a vital part in ensuring strong financial governance, compliance, and operational efficiency within a regulated environment that includes the management of trust accounts.
ABOUT THE ROLE
The successful candidate will oversee all financial, accounting, compliance and administrative processes relating to both the business and the commercial properties under management (retail, industrial, and office). You will also serve as a key point of contact for property owners, tenants, auditors, and regulatory bodies.
This position is ideal for a confident, technically strong financial professional who can work independently, manage portfolio onboarding, and drive high-standard financial operations in a dynamic property setting.
WHAT WE'RE LOOKING FOR
Experience & Industry Background

  • Minimum 10 years' experience as a Financial Accountant within a property management / managing agent environment.
  • Experience managing financial operations for retail, office and industrial properties.
  • Strong client-facing ability and confidence working with landlords, tenants, service providers and auditors.
  • Proven experience onboarding new buildings and clients with varying financial structures and requirements.
Technical Expertise
  • Advanced proficiency in MDA Property Manager (non-negotiable).
  • Strong command of:
o IFRS
o Financial statements and management reporting
o Budget preparation and annual business plans
o Taxation and statutory compliance (VAT, PAYE, UIF, SDL, COIDA, Income Tax, CGT, etc.)
Qualifications
  • CA(SA) or equivalent professional accounting qualification.

KEY RESPONSIBILITIES
1. Financial Accounting & Reporting
  • Prepare monthly management accounts, annual financial statements, cashflow reports, and budgets for both the company and property owners.
  • Maintain accurate financial records, implement strong controls, and ensure systems and processes are robust and audit-ready.
  • Lead and refine the financial planning cycle across the portfolio.
2. Financial Operations (FinOps) Oversight
  • Manage and supervise all MDA processing functions including:
o Receipting deposits, rentals and trust transactions
o Rent reconciliations and journal processing
o Payment of landlord expenses, utilities, and statutory accounts
o Data capturing and reconciliations for tenants, property owners, municipal charges, legal recoveries, supplier invoices and VAT.
  • Manage credit control processes, tenant engagement, arrears resolution, and handover of delinquent accounts to attorneys.
3. Trust & Business Account Management
  • Ensure full compliance with trust account regulations and monthly reconciliations.
  • Oversee operational expenditure payments, salary disbursements, vendor management and cashflow monitoring.
  • Maintain accuracy and completeness of all payments with strong internal controls.
4. Payroll Administration
  • Manage and process the full payroll function, including tax submissions and statutory payments.
  • Oversee the transition to an automated payroll system such as SAGE (including leave and travel reimbursement modules).
  • Maintain audit-ready payroll records and ensure compliance with all labour and tax requirements.
5. Taxation & Regulatory Compliance
  • Oversee all tax calculations, submissions, payments and compliance activities (VAT, Income Tax, PAYE, UIF, COIDA, SDL, DWT).
  • Liaise with auditors, regulators, SARS, CIPC, and other bodies as required.
  • Ensure alignment with relevant legislation (Property Practitioners Act, FICA, POPIA, PAIA, sector codes, etc.).
6. Insurance & Risk Management
  • Coordinate company and client insurance matters, ensuring appropriate cover and timely renewals.
7. Client, Stakeholder & Team Leadership
  • Build and maintain strong relationships with property owners, tenants, municipal authorities, service providers and internal teams.
  • Conduct monthly client meetings and prepare detailed financial reports.
  • Lead team capability development, drive change initiatives, and foster a culture aligned with company values.
  • Implement performance-based scorecards and ensure knowledge transfer within the team.
