PURPOSE


A Facilities Hard Services Specialist (Electrician) is responsible for the management, maintenance, and optimization of the building's physical infrastructure, systems, and equipment. This includes HVAC, plumbing, electrical systems, fire safety, elevators, and other critical building services. The specialist ensures compliance with regulations, manages service contracts, and oversees preventive and corrective maintenance programs. This role ensures the efficient operation, maintenance, and compliance of all hard services, in alignment with health, safety, and regulatory requirements.

Your key responsibilities include:


Maintenance Management:

Oversee, develop, implement and execute planned preventive maintenance (PPM) schedules for building systems, including HVAC, electrical, plumbing, and

fire safety systems.

Respond promptly to breakdowns and ensure timely repairs to minimize downtime. Monitor and troubleshoot building systems for efficient performance. Perform routine inspections and assessments of facilities to identify potential issues. Manage and supervise repairs and upgrades to building infrastructure and systems. Compliance rate with regulatory and safety standards, South African National Standard (SANS) and the Occupational Health and Safety Act 85 of 1993. Reduction in system downtime and electrical faults.
Contractor and Vendor Management:

Select, negotiate, and manage contracts with service providers and contractors for hard services. Oversee contractor performance, ensuring adherence to service agreements and quality standards. Conduct periodic performance reviews of vendors and suppliers. Evaluate vendor performance ensuring adherence to Service Level Agreements (SLAs). Procure necessary parts and services in line with company policies.
Compliance and Safety:

Ensure all building systems comply with South African regulations and standards, such as SANS (South African National Standards). Conduct regular audits and inspections of building systems. Maintain records for compliance purposes, including fire and safety certifications. Ensure compliance with local, national, and industry regulations, including the Occupational Health and Safety Act (OHSA). Maintain up-to-date records of inspections, certifications, and maintenance logs. Implement and monitor safety protocols for technical operations and maintenance activities. Conduct safety checks and risk assessments on electrical systems and ensure adherence to Occupational Health and Safety Act (OHSA) requirements.
Energy and Cost Management:

Monitor energy usage, recommend cost-saving measures and identify opportunities for implementing energy-efficient technologies and sustainable practices. Monitor and optimize the energy efficiency of building systems. Implement energy-saving initiatives and sustainability programs where possible. Report on energy consumption and recommend improvements.
Backup Power Systems:

Monitor and maintain standby generators, UPS systems, and alternative energy solutions (where applicable). Perform regular load testing and system checks to ensure uninterrupted power supply during outages.
Project Management:

Plan and execute building infrastructure projects, upgrades, and refurbishments. Develop project timelines, budgets, and resource allocation plans. Coordinate with cross-functional teams to minimize disruptions during projects.
Documentation and Reporting:

Maintain accurate records of maintenance activities, warranties, equipment history. Prepare reports on equipment performance, costs, and recommendations for system improvements.
QUALIFICATIONS / KNOWLEDGE

Minimum BSc Eng. Or B. Tech Electrical Engineering with Wiremans Licence. Advanced degree or relevant certifications can be advantageous. Trade Test Certificate (Electrician) recognized by the Department of Employment and Labour. Professional registration with the Electrical Contractors' Board (ECB) is advantageous. Computer literate with all Microsoft Office Packages (Projects, Word, Excel, Outlook, PowerPoint, etc.) including various maintenance management systems. Knowledge and experience of CAD, CMMS software among others will be advantageous. Drivers licence essential. Certification in HVAC, Electrical Systems, or related fields is an advantage. ECSA registration (Engineering Council of South Africa) as a Professional Engineering Technician (Pr Techni Eng) or Engineer (Pr Eng). Certifications in fire safety systems (e.g., SANS 10400 compliance). OSHA-related certifications (Occupational Health and Safety training). Professional certifications in facility management (e.g., SAFMA, IFMA) are advantageous.
EXPERIENCE

Minimum 6 years of experience in hard services, facilities management, or building maintenance. Practical experience in HVAC, electrical systems, or other technical areas. Experience in vendor/contractor management and compliance with South African building standards. Compiling service level agreements for operational efficiency. Good knowledge of SANS, National Building Regulations and OHS Act among others. Good knowledge of various building contracts applicable to the building services industry i.e., JBCC, Procsa, etc. Strong technical troubleshooting and problem-solving skills. Familiarity with Building Management Systems (BMS). Knowledge of South African health and safety regulations (e.g., the Occupational Health and Safety Act). Proficiency in facility management software is an advantage. Proficiency in Computerized Maintenance Management Systems (CMMS). * Familiarity with South African building codes and regulations.
