Job Description


Centre Manager sought to oversee newly refurbished and budding centre.

With their head office based in Johannesburg North, our client prides itself on their retail expertise. Owning, managing and leasing double digit shopping centres throughout Gauteng, they also manage over 260000sqm of property assets on behalf of third-party clients which are collectively valued over R1.1billion. With their focus on purchasing dilapidated buildings and adding value allows them to rapidly grow and expand locally. Their intention is to take the international market by storm sooner rather than later. As such, they are looking for a Centre Manager to be based in Johannesburg South, to look after one of their shopping malls. With just over 30,000 sqm being your responsibility you will oversee, monitor and perform daily site walks to identify possible maintenance issues, check site tidiness while monitoring soft services and address any queries or performance issues. It is therefore necessary to oversee all day-to-day operations including maintenance, lease negotiations and any tenant queries.

For your centre to be successful you will have to take your property knowledge and make sure you implement it as far as possible. You will have support from head office when it comes to legal, leasing and finance, but understanding the budgets, both tenant and Utility billings will be form part of your role. You will be working together with the Operations and FM to resolve issues on Site. Time management will be put to the test making sure you get to both sites, while handling all new tenants and getting existing tenants out on time. Tenant installations is a big part of your role, you will need to understand leases to ensure that the tenants are out on time, leave spaces according to their lease agreement and still maintain that relationship.

As the property specialist on site you will be the decision maker, the manager and the advisor, helping tenants on lease, renewals, maintenance or financial queries, you will need to build strong relationships with them to ensure that your vacancy percentage is as low as possible. This role will have you analyse the monthly income and expenses and ensuring that all estimations and forecasting is done timeously. To keep the company's standards your centre must be safe, clean and kept up to date, ensuring all health and safety regulations are aligned with the OSH Act, as well as having a preventative maintenance plan in place.

The ideal candidate for this role will have at least 3 years' centre management experience paired with a property qualification. Showcasing excellent leadership and problem solving skills, you will have a background in managing staff and working with various tenants.
