Job Purpose:

To oversee the day-to-day operations of Van Riebeek Apartments, ensuring smooth functioning, safety, and maintenance of the property while managing staff and liaising with owners, tenants, and contractors.


Key Responsibilities

Property Operations & Maintenance: Ensure the building and common areas are well-maintained and compliant with safety standards. Schedule and supervise routine maintenance and repairs. Manage service providers for plumbing, electrical, security, and other technical needs. Staff Management: Supervise caretaker, gardener, and cleaner. Allocate tasks and monitor performance. Ensure adherence to health and safety protocols. Owner & Tenant Liaison: Act as the primary point of contact for owners and tenants. Handle queries, complaints, and requests promptly and professionally. Contractor & Renovation Oversight: Coordinate and monitor apartment renovations and upgrades. Ensure contractors adhere to building rules and timelines. Maintain records of all work done. Risk & Impact Management: Monitor and mitigate risks associated with the adjacent 12-storey hotel construction site. Implement noise, dust, and safety control measures. Communicate regularly with construction site management to minimize disruption. Financial & Administrative Duties: Assist with budgeting for maintenance and repairs. Maintain accurate records of expenses, invoices, and contractor agreements. Prepare monthly reports for the trustees or management committee. Compliance & Safety: Ensure compliance with building regulations and municipal requirements. Conduct regular safety checks and emergency preparedness drills.

Skills & Qualifications

Proven experience in property or facilities management. Strong organizational and problem-solving skills. Excellent communication and interpersonal abilities. Knowledge of building systems and maintenance practices. Ability to manage multiple contractors and projects simultaneously.
