to oversee a portfolio of sectional title schemes and homeowners associations. The ideal candidate will be responsible for the effective and compliant management of multiple residential schemes, ensuring high levels of service delivery, financial oversight, governance compliance, and client satisfaction.
Manage a portfolio of sectional title schemes in accordance with the Sectional Titles Schemes Management Act (STSMA), the Community Schemes Ombud Service Act (CSOS), and other relevant legislation.
Guide trustees on governance, dispute resolution, and regulatory compliance.
Convene and chair trustee and general meetings (AGMs, SGMs) and prepare agendas and minutes.
Ensure scheme rules are enforced and updated when necessary.
Financial Oversight
Work with the finance department to prepare annual budgets and review levy schedules.
Review and interpret monthly financial statements; advise trustees accordingly.
Monitor arrear levies and follow up on debt collection processes in conjunction with legal teams.
Oversee audit preparation and ensure annual financials are submitted to CSOS and members.
Maintenance & Service Providers
Liaise with contractors and service providers to ensure proper maintenance of common property.
Administration & Obtain quotes
Conduct regular site inspections
Client & Stakeholder Management
Act as the key point of contact for trustees, owners, service providers, and relevant authorities.
Manage client expectations with professionalism and ensure effective communication.
Resolve escalated complaints and disputes diplomatically and efficiently.
Team Leadership & Mentorship
Assist in the training and mentoring of junior portfolio managers and support staff.
Provide guidance on complex portfolio issues and drive best practices across the team.
Requirements:Qualifications
Matric (Grade 12) required.
Relevant tertiary qualification in Property Management, Real Estate, or related field preferred.
Sectional Title Management certification (e.g., Paddocks, UCT) advantageous.
Experience
Minimum 10 years' experience in sectional title portfolio management, with at least 2 years at a senior level.
In-depth understanding of STSMA, CSOS, POPIA, and related property laws.

Remuneration:
