Our client is looking for a Senior Quantity Surveyor who will be responsible for ensuring the successful commercial completion of contracts by maximising revenue, effective forecasting, and maintaining stringent cost controls. Ensure contractual rights and obligations are met for both main and subcontracting. Coach and develop subordinates, produce cost reports, and oversee cost management on construction projects. Provide expert advice and lead a team of quantity surveyors.
Project Scope:

  • Responsible for managing medium contracts valued between R 200 000 000 and R 300 000 000.
  • Responsible for managing large contracts valued at R 300 000 000 and above.
  • Responsible for managing multiple small and/or medium contracts valued between R 50 000 000 and R 300 000 000.
Requirements:
  • Degree or BTech in Construction Studies or Quantity Surveying
  • 5 - 10 years experience
  • Pass of General Medical Assessment
  • Registration with the South African Council for the Quantity Surveying Profession (SACQSP)
Responsibilities:
Leadership & Supervision:
  • Lead by example in adhering to company values, policies, and procedures.
  • Provide leadership and direction to the quantity surveying department.
  • Mentor and coach junior and mid-level quantity surveyors to help them grow professionally.
  • Set performance goals and objectives for the team and monitor progress.
Cost Management:
  • Manages and oversee subcontractor payments, ensuring accuracy and timeliness.
  • Develop and manage project budgets, adhering to financial constraints.
  • Implement strategies to optimise project profitability.
  • Oversee financial reporting processes and provide insights to senior management.
  • Re-measure drawings & identify opportunities to maximise revenue while controlling costs.
  • Ensure payment certificates are done timely with Client and that payment is made.
Contract Management:
  • Oversee all aspects of contract management for the project.
  • Lead negotiation for favourable terms and conditions with suppliers and vendors.
  • Develop and implement strategies to minimise contractual risks.
  • Manage the claims process, ensuring timely and accurate settlements.
  • Provide expert advice on contractual matters to project stakeholders.
  • Review and plan for compliance of BEE requirements.
  • Record delays, extras, valuations & notify management and client of potential contractual claims.
  • Stay updated on relevant commercial law and industry best practices.
Measure & Certification:
  • Oversee the measurement process and ensure accuracy.
  • Review bills of quantities and tender documents prepared by junior staff.
  • Review and approve interim payment certificates.
  • Lead the preparation and negotiation of variation orders and claims.
Project Management & Reporting:
  • Manage the overall project monitoring and reporting processes.
  • Analyse project data and identify trends or areas for improvement.
  • Provide regular financial and risk management insights to senior management.
  • Oversee reporting compliance with relevant regulations and client requirements.
Risk Management:
  • Contribute to the adherence of a comprehensive risk management plan.
  • Proactively identify and assess potential project financial risks.
  • Develop and implement mitigation strategies to minimise the impact of financial risks.
  • Monitor and update the risk management plan throughout the project.
Stakeholder Management:
  • Manage the adjudication process for claims and ensure fair settlements.
  • Lead and facilitate stakeholder meetings, ensuring clear communication and participation.
  • Address stakeholder concerns and manage communication effectively.
  • Assist with developing and implementing strategies to manage stakeholder relationships throughout the project lifecycle.
Document & Information Management:
  • Oversee the document management process for multiple projects.
  • Develop and implement document control procedures and standards.
  • Enforce procedures for document control and version control.
Safety Management:
  • Act as a safety champion by promoting a safe work culture and environment.
  • Monitor adherence to safety protocols by the team.
  • Coordinate incident investigations and report findings to prevent future occurrences.
Support to Accounts Department:
  • Review and finalise retender proposal.
Skills and Knowledge:
  • Sustainability: The ability to consider and implement construction practices that minimise environmental impact.
  • Budget Monitoring: Basic understanding of construction budgets and ability to monitor site expenses.
  • Progress Monitoring: Tracking project progress, identifying deviations from the plan, and reporting variances.
  • Quality Control: Knowledge of quality control procedures to ensure work meets specifications.
  • Construction Practices: Proficiency in practices relevant to the project type (e.g., concrete, steelwork).
  • Site Documentation: Ability to read, interpret, and implement construction drawings and specifications.

  • Project Management: Basic understanding of project management principles and techniques.
  • Construction Software: Proficient in industry-standard quantity surveying software.

  • Quantity Surveying Fundamentals: Strong understanding of core quantity surveying principles like measurement, estimating, and cost control.
