Initial Site Responsibilities - (During Probation Period):
Traveling from the office to various sites as required.
Before starting any construction project, the quantity surveyor analyzes the drawing and specifications of the new building that architects, or engineers provide.
Measure site progress in detail, together with any required supporting information.
Review the construction plans and calculate / prepare the quantity of the materials required, and submits same to office
Together with Logistics Manager calculate the actual work required in terms of material, labor and related plant cost.
Record material on site in detail
Keeping track of materials and ordering of more when required.
Analyzing existing budgets and making improvements / suggestions
Advise on a procurement strategy
Liaise with suppliers
Rely on technical measurement tools for accurate cost results (eg measuring lasers and wheels)
Present measures in Excel form to Managing Director.
Prepare detailed accurate Interim Claims of completed work.
Achieve agreement of claims and sign-off of same.
Ensure / assist that payment is achieved
Additional Responsibilities:
Prepare tender and contract documents, including bills of quantities with the architect and / or the client.
Have a thorough understanding of building regulations to hold on to them and make sure the building project passes.
During the whole construction of the building, keep an eye on the cost.
Managing the finances for construction projects and making them cost-effective.
Calculating the budget based on the consumer's requirement and preparing an effective budget estimate for each stage of the construction process.
Negotiating with various contractors and vendors
Building relationships with clients and site managers.
Scrutinizing maintenance and material costs, as well as contracts to ensure the best deals.
Liaising with logistics manager, site agents, clients, contractors, and subcontractors.
Preparing reports, analyses, contracts, budgets, risk assessment, and other documents.
Advising managers and clients on improvements and new strategies.
Documenting any changes in design and updating budgets.
Preparing claims for submission to clients.
Establishing and maintaining professional relationships with external and internal stakeholders.
Undertake cost analysis for repair and maintenance project work
Assist in establishing a clientxe2x80x99s requirements and undertake feasibility studies
Perform risk, value management, and cost control
Identify, analyse and develop responses to commercial risks
Prepare and analyse costings for tenders
Allocate work to subcontractors
Provide advice on contractual claims
Analyse outcomes and write detailed progress reports
Maintain awareness of the different building contracts in current use
Understand the implications of health and safety regulations.
Quantity Surveyor Requirements
Bachelor's degree in quantity surveying, engineering, management, or similar.
Construction estimating or finance experienced is advantageous.
Strong analytical and critical thinking skills.
Sound knowledge of construction.
Excellent negotiating and interpersonal skills.
Ability to organize, plan, and strategize.
A valid driver's license.
Great networking abilities.
