Our client in the Real Estate industry is currently looking for a Property Services Manager, in Cape Town, Western Cape.
Required Knowledge, Skills, and Abilities
Building & Maintenance Management: Conduct annual and bi-annual building audits. Develop and implement 5-year maintenance plans. Prepare and manage maintenance and operational budgets. Run tenders for service contracts to ensure best pricing and quality. Monitor and inspect contractor work before, during, and after completion. Approve contractor invoices. Compile specifications and manage maintenance projects to completion. Ensure tenant installations are completed on time. Meet with tenants and resolve maintenance issues. Manage on-site building staff. Keep budgets updated and control major expenses. Financial & Administrative Duties: Communicate maintenance updates to Property Managers, Centre Management, and tenants. Ensure contractors deliver services according to agreements. Prepare reports and costings for Asset Managers and Regional Managers. Attend monthly portfolio meetings and report on work progress and budget variances. Assist property teams with daily maintenance issues. Monitor stock and consumables on-site. Ensure compliance with company procurement and policies. Conduct staff performance appraisals when required. Manage annual service contract audits. Compile expense schedules and operational cost reports. Identify and address staff training or performance gaps.
Education + Experience
Matric (Grade 12). Diploma/Degree in Facilities Management, Property Services, Operations, or Infrastructure Management. Technical qualification (advantageous). 7?10 years? experience in Property Services, Facilities Management, or Operations. Strong understanding of maintenance planning and scheduling. Willingness to travel (including across regions if required). Proficient in MS Office and relevant software. Strong numerical accuracy and attention to detail. Business Skills: Strong communication and administrative skills. Process-driven and innovative. Professional and proactive. Good time management and deadline driven. Able to work well with tenants and landlords. Personal Attributes: Honest and reliable. Positive and motivated. Strong leadership skills. Assertive communicator. Well-organised and good planner.
