UK BANK HOLIDAYS WILL NOT NEED TO BE WORKED. Job Title: Property Manager Reports To: Head of Operations Department: Operations Workplace: Remote Hours: UK HOURS - 40 hours per week xe2x80x93 9 xe2x80x93 5:30pm UK time (30 minutes lunch) Salary: R23,000.00 - R25,000.00 per month Company: Capital Living BAM Capital is a group of 5 companies, specialising in the provision of shared accommodation in the London area for working professionals. Main Purpose of The Role: First point of contact for repair & maintenance queries from occupants, responsible for the effective resolution of these issues according to the Capital Living process and policies whilst delivering excellent customer service. Principal Accountabilities and responsibilities:

  • Deliver excellent customer service by keeping all landlords updated and informed on the status and progress of each reported issues that falls within your assigned portfolio,
  • Maintain up to date and accurate notes and progressions of all maintenance issues reported in relation to properties that fall within the assigned territory,
  • Ensuring that all issues are resolved within the set time frames laid out in the BAM policy and the internal system is updated in line with process,
  • Appropriately identify maintenance issues that need to be escalated to ensure a satisfactory resolution is delivered,
  • Correctly identify liability of costs (TT/LL/BAM),
  • Ensure that any contractor or third party instructions are in accordance with the spend policy,
  • Coordinate and organise the workload of BAMxe2x80x99s contractors and external third party companies,
  • Monitoring the quality of any contractors work,
  • Ensuring completion of any works orders and closing down anything outstanding in line with system policies,
  • Obtain quotes and provide relevant advice to Landlords,
  • Enforcement of BAM utilities fair usage policy, including obtaining meter readings and any follow up work required,
  • Completion of tasks in relation to setting up and closing down acquisitions,
  • Ensure full compliance is maintained within the assigned portfolio in line with company policies and procedures,
  • First line of contact for resolution of complaints from tenants and Landlords,
Ideal candidate:
  • At least 1 years experience in a similar role,
  • Experienced with using Outlook, Microsoft office,
  • Ability to manage their own workload and work independently and as part of a team
  • Experience working within a property company,
  • As a Team member, set a good example in embodiment of the business values.
