1. Key Responsibilities
The Mechanical Technologist will be responsible for the thorough inspection, assessment, and reporting on the condition and compliance of mechanical installations within commercial and industrial buildings.
1. Fire Safety Installations Assessment
Documentation Review:
Confirm the existence and approval status of
fire plans
and verify that
fire escape plans
are correctly installed and positioned throughout the building.
Equipment Condition & Maintenance:
Inspect the physical condition and review the maintenance history of all fire suppression and detection equipment, including:
Hose Reels
and
Hydrants
Booster Connections
Fire Extinguishers
Smoke and Fire Detectors
Break Glass Units
Fire Panel
Compliance Verification:
Ensure all fire safety equipment is installed according to the approved fire plan and complies with national and local fire safety regulations.
2. Wet Services and Plumbing Installations
Water Systems Inspection:
Inspect the condition of
cold and hot water supply installations
and confirm their compliance with approved technical drawings.
Regulatory Compliance:
In the absence of approved drawings, confirm that the wet services installation strictly adheres to
National Building Regulations
(SANS).
Plumbing and Drainage:
Confirm the overall condition of plumbing and drainage work, with detailed inspections of fixtures, including:
Toilets
Basin and Sink Faucets
Wash Hand Basins
Double Bowl Sinks
3. HVAC (Heating, Ventilation, and Air Conditioning) Systems
Asset Management and Lifecycle:
Inspect the condition of the mechanical
HVAC Asset Inventory
, confirm code compliance, and assess the
life cycle status
of major equipment.
Remedial Actions:
Provide detailed technical reports including findings, observations, and specific
remedial actions
required to restore systems to optimal condition and compliance.
Ventilation and Air Quality:
Check the operational status of
Extractor Fans
and verify that they are serving their intended purpose and capacity.
Inspect
Air Conditioners
and
fresh air intake
systems for common deficiencies, including:
Dirty Filters
and
Poor Filtration of Outdoor Air
Dilapidated Insulation
on refrigerant piping
Worn-out Outdoor Units
Identify and report on safety issues such as
Unprotected Power Cables
and exposed AC unit control boxes.
2. Requirements
Experience and Qualifications
Must possess a relevant
National Diploma or Degree in Mechanical Engineering/Technology
or a related field.
A minimum of
3 to 5 years of proven working experience
in the inspection, maintenance, or assessment of building mechanical services (Fire, Plumbing, and HVAC).
Demonstrable knowledge of South African
National Building Regulations (SANS)
, particularly those related to fire safety, plumbing, and HVAC systems.
