Junior Residential Asset Manager

Job Description


Job Summary Our client based in Johannesburg CBD is looking for a talented Junior Residential Asset Manager who will be responsible for protecting and optimising the revenue streams from all of the residential assets. The successful candidate will also be responsible for providing relevant input to the short and medium term departmental and organisational strategy and plan.

Responsibilities:
1. Asset Portfolio Management

  • Compile 3-year asset forecasts for each asset in portfolio by gathering data, compiling, conducting analysis, developing 3-year forecast and submitting by deadline
  • Manage the asset risk by managing asset insurance cover, reviewing insurance, cover and benefits including terms and conditions, completing insurance provider competitor analysis and negotiating insurance cover annually
  • Manage sales and acquisitions of assets by compiling required sales or acquisition packs, drafting motivations, completing negotiations with buyer/sellers, and completing transactions in line with approved parameters as required
  • Manage lease compliance by reviewing relevant legislation, evaluating changes and impact on leases, consulting with legal advisors (if required), recommending amendments and implementing by deadline
  • Recommend lease amendments in line with operational requirements by identifying areas for improvement, consulting with legal advisors and operational stakeholders, recommending amendments and implementing by deadline
  • Report by collating required information, compiling report and submitting by deadline
2. Asset Financial Performance
  • Approve asset budgets by reviewing, evaluating proposed budget compared with previous asset budget, verifying costs of strategic initiatives and projects and approving by annual deadline
  • Manage budget variances by reviewing monthly, investigating deviations and variances, resolving issues, drafting reports with insights and recommendations and submitting by deadline
  • Verify asset financial performance in line with industry and previous asset performance by conducting research, analysing, identifying risks and opportunities, drafting recommendations and implementing once approved by deadline
  • Manage asset income by reviewing pricing, identifying risks and opportunities, addressing, making pricing recommendations (including incentives and/or loyalty strategies for tenants) and approving price changes and strategies annually
  • Manage asset costs by identifying cost saving opportunities, developing recommendations and implementing as required
3. Asset Valuation
  • Manage the annual internal and external valuation processes by scheduling, managing completion of valuation processes, reviewing findings, developing recommendations and reporting annually
  • Optimise asset valuation by evaluating opportunities, evaluating competitor, developing recommendations and presenting for approval by deadlines
4. Asset Performance
  • Complete annual asset performance benchmarking by defining research methodology, managing implementation, reviewing findings and results, developing recommendations and insights and presenting annually
  • Manage marketing of the asset by reviewing the asset marketing strategy and plan, making recommendations and approving annually.
  • Identify and implement interventions to optimise asset performance and yield by evaluating assets, identifying opportunities, designing interventions and implementing as approved and by deadlines
5. Stakeholder Management and Engagement
  • Build mutually respectful and supportive relationships with internal and external stakeholders by participating in meetings, understanding issues, providing quality inputs and suggestions, and supporting delivery at all times
  • Build supportive relationships with Property Managers by understanding the property management needs and challenges, providing feedback and insights, and providing support as required and within agreed deadlines
  • Participate in meetings related to residential assets concerns by gathering information, participating in meetings, providing required information and support and delivering any additional support as and when required
  • Resolve queries by receiving, evaluating, analysing, gathering information and evidence and resolving within deadline5. Stakeholder Management and Engagement
Qualifications and Experience:
  • BCom plus Honours or similar
  • 3 years relevant experience in the same role or similar
