Job Summary As an Investment Associate, you will be responsible for:
Creating and maintaining a strategic direction for an allocated portfolio comprising retail, commercial, and industrial properties.
Offering expert advice to the company on portfolio re-engineering, streamlining, and risk balancing.
Generating consolidated annual risk and exposure analyses based on input from property managers.
Leading monthly management meetings with Property Management to analyze portfolio performance against budgets and industry benchmarks.
Collaborating with the marketing department to conduct market research and implement an effective marketing plan.
Establishing and nurturing relationships with tenants, with a focus on business development with first-time franchisee tenants.
Supporting the finance department with necessary reporting and data.
Overseeing interactions with national and major tenants as needed.
Ensuring optimal operational management and performance of the portfolio.
Managing third-party providers through performance management techniques.
Participating in internal and independent valuation processes.
Approving annual insurance contracts.
Formulating and managing budgets for each property in the portfolio.
Qualifications and Experience:
Finance and/or Property-related qualification.
Minimum of 4 years' directly related experience in structuring and negotiating lease agreements and property management.
Practical financial experience and expertise in valuations and asset management.
Financial modeling experience (advantageous).
