Job Purpose

Responsible for financial modelling support (developing financial models) in the lending division for the assessment of applications and budget development expertise in the division in respect of the business objectives as well as all budgetary needs of the division.

Key Performance Areas

Financial Analysis of Potential Projects presented to the Lending Division

• Ensure compliance to the organisations mandate and the product profile to which the project submitted relates to
• Develop and keep up to date financial models to assess loan applications
• Check and assess Project Costing and Cash flows for viability in line with set standards and guidelines
• Provide applicants with the results of financial analysis carried out on applications submitted
• Issue financial analysis outcomes in the agreed format to relevant officials within the division
• Make recommendations on how projects can be enhanced to achieve financial viability to satisfy the organisations lending criteria
• Submit a project viability analysis report in the relevant section of a submission prepared by a CRM
• Where required support lending staff when tabling submissions at credit committees

Construction Process Monitoring & Oversight of the Disbursement

• Maintain standards and procedures for disbursement process and continuously improve processes
• Identify potential project risks in terms of time, costs and quality and communicate to stakeholders timeously
• Implementing risk monitoring for the disbursement process and continuously monitoring and improving the processes
• Check compliance and where applicable sign off all disbursements with adequate supporting documentation
• Ensure professional team structures for approved projects are properly structured to mitigate risk of misuse of loan funds
• Site visits and inspections with Client Managers to ensure appropriateness of construction teams and to observe progress
• Submit site visit reports in the standard format

Data Analytics

• Analyse the economical and related factors to the construction field as it relates to the project financial impact of the organisation
• Maintain historical cost data of approved projects
• Set cost and profitability benchmarks for various products offered in the division
• Collate and maintain cost data for all products in the division
• Set annual cost benchmarks for all products offered in the division

Other

• Carry out other adhoc functions in line with FA expertise as requested by the Executive Manager and GM Lending
• Attend stakeholder meetings e.g., SHRA monthly meetings

Required Qualifications and Experience

Qualifications

• Minimum Requirement: Bachelor of Commerce in Accounting, BSc Property Studies
• Bachelor of Technology in Quantity Surveying, BSc Quantity Surveying (preferred)

Experience

• Minimum Requirement: 2 5 years financial analyst or quantity surveying experience preferably in a property finance environment
• Preferred Requirement: Above experience in a similar Public Sector experience is an advantage

Competencies

• Ability to analyse property development estimates, feasibility studies and bills of quantities
• Ability to guide on value engineering exercises for construction cost management
• Financial Analysis of Potential Projects that are presented to the Lending division by applicants/Clients
• Monthly reporting in respect of divisional reporting and ensuring monthly cost and income analysis are done in line with Budgets set
• Develop and implement a Monitoring and Evaluation System
• Assist and Develop of Financial models and KPIs for all projects
• Development of financial models on spreadsheets (expert level)

Salary range is between R700 000 and R850 000
