Job Summary:
The Facilities Operations Manager is responsible for the strategic oversight, operational management, and continuous improvement of building systems, infrastructure, and support services. The role ensures facilities operate efficiently, safely, and in compliance with regulatory standards while optimizing cost, service delivery, and asset lifecycle management.
Qualifications and Skills:

  • Bachelor's degree in Facilities Management, Engineering, Construction Management.
  • Professional certifications (e.g., IFMA, BIFM, NEBOSH) advantageous.
  • 5-8+ years' experience in facilities or operations management.
  • Experience managing multi-site or large commercial/industrial facilities preferred.
  • Fluent in Afrikaans and English.
  • Proven budget and vendor management experience.
  • Knowledge of building systems and maintenance practices.
  • Understanding of OHS legislation and regulatory compliance.
  • Proficiency in CMMS and facilities management software.
  • Financial acumen and contract negotiation skills.
  • Strong leadership and decision-making skills.
  • Analytical and problem-solving ability.
  • Excellent communication and stakeholder management.
  • High level of accountability and operational discipline.
Duties and responsibilities:
  • Facilities and Infrastructure Management: Oversee day-to-day operations of buildings and physical infrastructure. Manage HVAC, electrical, plumbing, fire protection, and mechanical systems. Ensure preventative and corrective maintenance programs are executed effectively. Monitor building management systems (BMS) and utility consumption.
  • Operational Leadership: Develop and implement facilities management strategies aligned with business objectives. Supervise facilities teams, contractors, and service providers. Establish service level agreements (SLAs) and monitor performance metrics. Drive continuous improvement initiatives.
  • Compliance & Risk Management: Ensure compliance with health & safety regulations, building codes, and environmental standards. Conduct risk assessments and implement mitigation measures. Manage emergency preparedness and response plans. Maintain statutory certifications and inspections.
  • Budget & Financial Control: Develop and manage operational and capital expenditure budgets. Track maintenance costs and identify cost-saving opportunities. Prepare financial reports and forecasts. Oversee procurement and vendor negotiations.
  • Vendor & Contract Management: Source, evaluate, and manage contractors and service providers. Negotiate contracts and ensure service quality standards. Conduct performance reviews and audits of suppliers.
  • Asset & Space Management: Maintain asset registers and lifecycle planning. Coordinate space planning and office layout changes. Oversee renovations, refurbishments, and capital projects.
