Job Description

EDUCATION, SKILLS & EXPERIENCE:

  • Matric
  • Bachelor's Degree in Business, Real Estate, Urban Development, or a related field.
  • A postgraduate qualification is advantageous.
  • Minimum 8 years' experience in commercial property development, leasing, or sales, with at least 3 years at an executive or strategic level.
  • Strong knowledge of urban regeneration, retail leasing, and stakeholder management.
  • Proven track record in commercial deal-making and project delivery.
KEY RESPONSIBILITIES:
Development Framework & Urban Strategy
  • Conduct ongoing urban redevelopment and property market research to support and inform Company strategies.
  • Monitor, analyse, and drive the creation of property trends within target precincts.
  • Develop and implement short, medium, and long-term leasing strategies aligned to the company's urban development goals.
  • Maximise marketing opportunities in Braamfontein and other strategic nodes.
  • Attend relevant conferences and industry forums to stay updated with market trends and urban innovation.
  • Identify and introduce key stakeholders to the district to enhance collaboration and investment.
  • Facilitate integration among district stakeholders (students, commercial/retail tenants, institutions, community groups) to cultivate a sustainable and functional district 'eco-system'.
Retail and Commercial Sales
  • Expand the retail and commercial sectors in the company's national portfolio.
  • Drive reinvestment into districts by working with stakeholders to deliver amenities such as public art and shared spaces.
  • Publicise and position the South Point commercial brand in alignment with broader business objectives. Coordinate district-level development plans, aligning them with strategic partners and stakeholders.
  • Vet prospective tenants to ensure alignment with company objectives and tenant mix strategy.
  • Sign lease agreements in line with the approved strategy and leasing plan.
  • Lead lease negotiations including terms, incentives, and packages to secure optimal deals.
  • Meet or exceed commercial and retail sales targets.
  • Develop and implement additional income-generating opportunities beyond rental income.
  • Ensure that all tenant records are accurately maintained and updated.
Project Management
  • Monitor and manage Capex/Opex budgets and Special Project funds for commercial and retail initiatives.
  • Partner with Facilities to implement commercial projects within agreed service level parameters.
  • Participate in site meetings for refurbishment and new commercial development projects.
  • Develop project plans, identify risks, and ensure team alignment on timelines and deliverables.
  • Manage ad hoc and non-contractual projects, ensuring regular updates are provided to management.
Customer Service & Relationship Management
  • Build and maintain positive relationships with internal departments, external stakeholders, and tenants.
  • Provide responsive, solution-oriented customer service to commercial and retail tenant
Reporting
  • Compile and deliver commercial and retail sales reports for CEO and CFO as required.
  • Prepare ad hoc and strategic reports to support management decision making.
