Trafalgar Group is searching for a dynamic candidate with a passion for the property industry to join the team at one of the Body Corporates managed by our Birdhaven branch, as a

Caretaker.

The Caretaker will be responsible for overseeing the general maintenance, cleanliness, and security of the complex. The role includes carrying out minor repair tasks such as plumbing, painting, welding, and general building works to ensure the smooth operation of the building. Additionally, the Caretaker must maintain accurate records, draft reports, and handle basic administrative tasks to facilitate effective communication with the Body Corporate and Trustees.


Key Responsibilities:



General Maintenance:

Conduct regular inspections and maintenance of the complex's common areas, ensuring a safe and well-kept environment.

Plumbing Repairs:

Fix minor leaks, unclog drains, replace taps, and perform other small plumbing tasks as required.

Painting & Aesthetics:

Touch up and repaint areas as needed to maintain the appearance of the complex.

Welding & Metal Work:

Perform minor welding repairs on gates, fences, and other metal structures within the complex.

General Building Works

: Carry out small-scale repairs, including brickwork, plastering, tiling, and carpentry.

o Groundskeeping & Cleaning:

Ensure common areas, gardens, and walkways are clean and well-maintained.

o Security & Safety Compliance:

Monitor access control, ensure security measures are in place, and report any security concerns.

Vendor & Contractor Coordination:

Assist in supervising external contractors when major repairs or maintenance work is required.

o Resident Assistance:

Respond to minor maintenance requests from residents within the scope of the role.

o Inventory Management:

Keep track of tools, maintenance supplies, and request replenishment when needed.

o Administrative Duties:

Maintain proper records of maintenance activities, incident reports, and inventory logs.

o Report Writing:

Draft and submit regular maintenance and inspection reports to the Body Corporate.

o Follow-ups:

Ensure reported issues are addressed and closed out efficiently, providing updates as needed.

Required Skills & Qualifications:



Proven experience in property maintenance, handyman services, or a related field. Basic knowledge of plumbing, painting, welding, and general building works. Strong administrative and reporting skills, with the ability to draft reports and maintain records. Ability to work independently and efficiently without constant supervision. Good communication and interpersonal skills. Physically fit and able to perform manual labor. Understanding of health and safety regulations related to property maintenance. Valid driver's license (preferred but not mandatory).

Additional Requirements:



Must be reliable, proactive, and detail-oriented. Willing to work flexible hours, including occasional weekends if needed. Ability to handle minor emergencies and escalate issues when necessary.
