Job Description


Job Summary Requirements

  • Bachelors degree in real estate, Business Administration, or a related field.
  • At least 5 years of experience in commercial leasing, real estate development, or franchise expansion.
  • Strong negotiation skills and in-depth knowledge of retail leasing practices.
  • Proven ability to manage relationships with landlords, franchisees, and internal teams.
  • Excellent communication, organizational, and analytical skills.
  • High degree of mobility and willingness to travel.
  • Proficiency in Microsoft Office and CRM or lease management systems.
Responsibilities:Lead Generation and Site Identification
  • Generate a minimum of five high-potential leads within the first three months.
  • Create and maintain a dynamic list of target sites for new development, considering the various brands within the organisations portfolio.
  • Conduct market research to identify upcoming opportunities in retail hubs, high-traffic streets, and developing urban nodes, and match them to suitable brand concepts.
Lease Negotiation and Site Acquisition
  • Lead lease negotiations for new retail locations, including lease takeovers and renewals.
  • Evaluate white box and high-visibility site opportunities for strategic expansion.
  • Collaborate with internal stakeholders such as operations, compliance, and finance teams to structure lease terms that align with business goals.
Stakeholder Relationship Management
  • Build and maintain strong relationships with property owners, landlords, and developers.
  • Maintain ongoing communication and trust with franchisees throughout the leasing and site selection process.
  • Act as the primary liaison between external property stakeholders and internal project teams.
Franchise and Expansion Support
  • Assist franchisees with site feasibility assessments and location strategy development.
  • Ensure new site selection aligns with overall brand positioning and demographic targeting.
  • Organise and host monthly development seminars and stakeholder meetings to support growth efforts.
Financial and Feasibility Analysis
  • Work closely with finance and operations teams to assess return on investment, sales projections, and occupancy costs.
  • Conduct feasibility studies to ensure selected sites meet criteria for the relevant brand.
  • Ensure lease terms support the organisations strategic and financial objectives.
Reporting and Analysis
  • Participate in weekly development meetings to share updates and insights.
  • Provide monthly reports on new business development activities.
  • Deliver quarterly updates on expansion performance and project pipeline.
  • Maintain accurate and up-to-date leasing documentation for all locations.
Travel
  • Travel extensively within South Africa for site inspections and stakeholder engagements.
  • Occasional travel to other African countries to support regional expansion efforts.
