Tsebo Facilities Solutions is looking for a Technical Supervisor who will be Responsible for the installation, repair and upkeep of the Clients property, including all plant equipment, mechanical systems, buildings infrastructure, structures, office equipment across the site/portfolio (KZN and Cape Town Support) which includes pond technical equipment assessments, by applying industry Best Practice regarding reactive and preventative maintenance in support of the Contractual/Master Service Agreement deliverables. Duties & Responsibilities
Operational Delivery:

• Implement maintenance procedures and ensure implementation in the absence thereof.
• Allocate workload and supervise daily and proactive workload of subordinates (daily/weekly/monthly)
• Supervise: Maintenance team and subcontractors, during installations, repairs or maintenance task undertaken (electricians, plumbers, HVAC, etc.)
• Ensure subordinate welfare is addressed consistently, including: Rotational Standby and Call-Out scheduling, Leave and absenteeism planning, identifying inefficiencies and remedial training requirements per individual.
• Manage daily maintenance call logs and report daily activities to the Hard Services Manager.
• Set KPI's for subordinates and manage individual performance.
• Conduct Toolbox Talks on a weekly/monthly basis. Ensuring compliance to the OHSA.
• Conduct: Tools, Ladders, Scaffolding, safety equipment, Power tool inspections and report non-conformances directly to the Hard Services Manager
• Carry out daily Client facility inspections - Identify remedial works to be conducted and plan accordingly.
• Check Clients facilities: Electrical, mechanical, HVAC systems of to ensure functionality.
• Conduct regular test procedures on mission critical systems, ensuring maximum availability of systems for Clients operations.
• Ensure equipment is maintained in a condition that does not compromise safety for Client or others.
• Organize, remediate/repair tasks/mini projects in a manner that does not disturb guests/operations, or arrange after hour remediation
• Monitor inventory of materials and equipment and place orders timeously, when necessary
• Participation in the co-ordination and implementation of projects (e.g. renovations)
• Ensure planned preventative and reactive maintenance tasks are allocated and attended to, either by subcontractors or subordinates.
• Ensure that best operating practice is applied when undertaking maintenance tasks/repairs and the successful execution thereof.
• Ensure the workshop, stores and work areas, are kept tidy and presentable at all times.
• Ensure the appropriate technical and/or assistant resources are available to complete maintenance tasks, within budget.
• Assist to monitor the maintenance expenses and budget
• Manage relationships with contractors and service providers.
• Zero critical stock-outs affecting service delivery.
• Monthly stock reconciliations completed and signed off.
• Compliance with budgeted spend for maintenance materials.
• No unresolved stock discrepancies older than one reporting cycle
• PPM scheduling, planning and record keeping
• All work to be logged and tracked via the CAFM systems (Onkey and Client System)

Customer Focus:

• Lead and work within the onsite team/s to develop and maintain a customer-focused attitude toward activities and conduct
• Interact with clients to provide and process information in response to enquiries, concerns and requests about services
• Work with processes and procedures in such a way that operational efficiencies and performance are enhanced
• Attend to and resolve all client queries timeously or escalate when necessary
• Follow up and follow through on all escalated queries timeously
• Manage conflict

Reporting:

• Prepare weekly/monthly reporting within set timeframes for submission to your Hard Services/Senior Facility Manager as requested
• Update and maintain all relevant records.
• Ensure all subordinates consistently update the designated Help Desk on an hourly, daily, weekly basis and manage daily outstanding calls

Skills and Competencies

• Solid understanding of plumbing, mechanical, electrical systems, general shop fitting/carpentry crafts and general all-round skills.
• Knowledge using a variety of welding equipment and procedures (TIG, MIG, Arc, etc.)
• Working knowledge in all maintenance processes and health and safety regulations.
• Emotional Intelligence: ability to work with colleagues who have different ways of behaving and interacting.
• Be prepared to operate on a 24/7 standby basis and respond to priority calls in times of emergency.

Qualifications

• Minimum Grade 12.
• Qualified Artisan - Trade Tested - Electrical, or Millwright or Mechanical, other
• Excellent customer relation skills (internal & external).
• Good oral and written communication skills.
• Ability to plan, organise and control own work effort as well as subordinate workloads.
• Thorough understanding of construction related activities and functions.
• Have multi-disciplinary technical skills with above average expertise.
• Worked in a Maintenance Supervisory role previously (evidenced).
• Experience with: HT/MV Electrical Switchgear; Generators; HVAC; Plumbing systems, VSD's & central plant experience.
• Knowledge of all maintenance tools and materials used in the assigned area of responsibility.
• Knowledge of the OHS Act. Knowledge of relative safety standards and willingness to use protective clothing (face-shield, gloves etc.)
• Familiarity with electrical, plumbing and HVAC systems is essential.
• Well-versed in all maintenance process and health and safety regulations.
• Experience in planning maintenance operations
• Ability to read and interpret technical documents and drawings
