Store Development Manager

Van Schaik Bookstore, a national academic retailer is looking for a Store Development Manager. The successful candidate must be an energetic self-starter with the ability to think strategically. This position reports to the National Sales Manager of Van Schaik Bookstore.
This position is expected to engage in developing new stores and managing lease actions for existing stores, which are core real estate strategies based on the company's business strategy, and in building relationships with key business partners.
Responsibilities
Execute area/new store development based on strategy plans (finding new real estate deals, market analysis, sales forecast, negotiation on leasing conditions, coordination and conclusion of contracts, etc.).
To project manage and smoothly work with relevant VSB functional departments. (IT, Finance, HR etc.).
Analyzing the existing leases on renewal and advising on punitive and restrictive clauses until lease conditions have been finalized.
Act on behalf of the company and be the contact person to external business partners.
Understand company's overall growth strategy to plot out selection criteria for stores, priority, and strategy.
Develop subordinates and other members within the team.
Contribute to Van Schaik Bookstore cross-functional projects.
This position is responsible for establishing partnerships with Landlords, contractors, estate agents, leasing agents and University Property managers

Have strong relationships/connections with persons in charge at major real estate agencies.
Ability to control negotiations with vendors and real estate companies/developers for store openings.
Rich experience in coordinating and communicating with design firms and construction firms.
Management capability related to contractors for store openings.
Have a broad business background including sufficient negotiation skills, with a good understanding of legal documents and terminology as well as the environment and trends of S A real estate industry
Store development and business development experiences preferred.
