Senior Project Manager

to oversee the construction and management of a

119-unit apartment building

, ensuring strict adherence to timelines, budgets, and government regulations. You will be responsible for managing a large construction project, for a development of 119 apartments. This individual should be able to oversee the entire project, ensuring it aligns with scope, budget & timeline objectives. You will co-ordinate between various stakeholders, manage risks & ensure compliance with regulations.

Key Skills Needed:

Project Oversight:

Supervise all contractors, ensuring work is completed on time, meets industry standards, and complies with government regulations before authorizing payments.

Timeline Management:

Coordinate all aspects of the project to maintain

zero delays

, ensuring every milestone is met.

Team Leadership:

Manage a team of

7-10 staff

including

security, administration, customer service, maintenance, and cleaners

to uphold operational excellence.

Ethical Standards:

Maintain the

highest integrity

, resisting any influence or temptation to engage in side deals or unethical business arrangements.
Effective communication & leadership skills are essential for this role.

Ability to lead diverse teams, delegate tasks effectively, and foster a collaborative work environment.

Strong verbal and written communication skills to interact with stakeholders, including clients, contractors, and regulatory bodies.

Proficiency in managing project budgets, cost estimation, and financial reporting. Expertise in developing project timelines, sequencing tasks, and ensuring timely completion of project milestones.

Aptitude for identifying issues promptly and implementing effective solutions to keep the project on track.

Capability to assess potential risks and develop mitigation strategies to minimize project disruptions.

Familiarity with construction management software and tools to monitor project progress and documentation.

Implement and oversee quality assurance protocols to ensure work meets required standards and specifications.

Conduct regular inspections and address any issues of non-compliance.

Negotiate contracts with external vendors, suppliers, and subcontractors to secure favorable terms.

Manage contracts throughout the project lifecycle, ensuring all parties fulfill their obligations.

Ensure all construction activities comply with legal requirements, building codes, and safety regulations.

Flexibility to work outside standard office hours to meet project deadlines may be necessary.

Educational Background & Experience

:

Bachelor's Degree in construction management, construction science, architecture, engineering, business, or a related field. Certifications demonstrating proficiency in project management principles.

Preferably 36 months of experience leading projects within the past eight years.

Several years of progressive responsibility in construction projects, including roles such as assistant project manager, site engineer, or superintendent, are essential. Practical knowledge of construction processes, site management, and project coordination.

Prior experience in supply chain management or procurement is essential.

Bachelor's Degree in supply chain management, logistics or business administration will be considered advantageous.
