Job Purpose

Responsible for the financial performance of property portfolio in the Western Cape (including East London & Gqeberha). Facilitates employee performance and development. Oversees the Property Management aspects including new assets acquired, disposals and redevelopments of the existing portfolio, to ensure consistency, quality and accuracy of reporting & value maximization.

Role Location

Growthpoint Regional Office, Montclare Place, Claremont, Cape Town.

Working Conditions

The position will be required to work in office. The Company will accommodate some flexibility in this regard.

Reporting Manager

The Regional Head reports to the Chief Operating Officer.

Direct Subordinates

This role has the following reports:

  • Personal Assistant,
  • General Manager
  • 5x Portfolio Managers,
  • 2x Regional Sector Accountants
  • Leasing Manager
Reporting
  • Report at Exco on portfolioxe2x80x99s performance: monthly income statements, vacancy reports, tenant arrears, deals in progress, capital projects and interpretation of variances
  • Ensure a high standard of reporting by Portfolio managers
  • Compilation of adhoc reports requested by Asset Management
Budget Responsibility
  • Manage and oversee annual budget process in line with portfolio strategy and growth objectives.
  • Keep abreast of the economy and property market in order to identify key threats and opportunities.
  • Present the annual building budgets to Asset Management
  • Ensure compliance with approved authority levels in regard to expenditure.
Duties and responsibilities

People Management
  • Determine human resource requirements and manage staff
  • Develop and implement strategic plans with objectives
  • Direct the regional team accordingly setting clear performance targets
  • Ensure performance management of staff is done in a consistent manner
  • Implement Growthpointxe2x80x99s approved transformation plan
  • Conduct Performance Management Appraisal process for direct subordinates
  • Provide mentoring and guidance to staff
  • Engage with Asset Management Function ensuring collaboration and alignment to companyxe2x80x99s overall strategy
KPI Management
  • Benchmark of KPIxe2x80x99s against the market
  • Draft and drive implementation of strategy for the Region, to ensure that KPIxe2x80x99s are met
  • Manage Net Income vs Budget (including capital expenditure against the budget)
  • Manage property leasing to minimize vacancies, tenant arrears and grow income
  • Develop and implement tenant retention strategy for the Region
  • Ensure that expiring Lease Agreements are renewed in accordance with the Company standards
Other
  • Ensure policies and procedures are implemented consistently.
  • Consult on refurbishment and development opportunities as initiated by Asset Management
  • Consult on property sales and acquisitions as guided by Asset Management
  • Ensure that all buildings comply with all building regulations in conjunction with Facilities Management
  • Build and maintain relationships, with key players in the property industry including the various property broking companies.
  • Develop and manage relationships with Co-owners.
  • Manage the support functions in the Cape Town region which includes accounting, creditors, credit control.
  • Represent the company in key business partnerships at Board Level xe2x80x93 ie. Claremont Improvement District Company, City of Cape Town Improvement District, various Sectional Title Body Corporates and Regional SAPOA Committee.
  • Represent Growthpoint in the various industry related forums and bodies within the region.
  • Deal fairly and transparently with xe2x80x9ccomplaintsxe2x80x9d raised against the company & itxe2x80x99s staff.
Asset Management
  • Consult with Asset Management in Cape Town in all Sectors in accordance with strategies, policies, procedures and legal requirements.
  • Facilitate and assist with the deal making process (principally as regards leasing) by guiding relevant staff when appropriate.
  • Attend Deal Forum in order to be aware of acquisitions, disposals and relevant projects presented by Asset Management
Experience
  • Minimum ten years Property Management experience preferably across all three sectors i.e. retail, office and industrial.
  • Minimum five years senior management experience
Qualifications
  • Relevant Degree or similar qualification in Property Management and or financial management.
Competencies
  • Knowledge and understanding of property and business management principles, including an understanding of macro and microeconomics affecting the property industry.
  • Sound knowledge of the general business environment and established relationships with property industry role players
  • Knowledge and understanding of the principles of accounting, including the ability to analyze company financial statements.
  • Knowledge and understanding of industry related legislation i.e. Consumer Protection Act, OHS Act, in depth knowledge of Lease Agreements, rental arrear collection process, drafting of special Lease conditions, understanding of conveyancing process, suretyships, legal entities, Sale/Purchase agreements
  • Knowledge and understanding of the company policies and procedures
  • A high degree of understanding of the various sectors in which we operate, such as market rentals, rental escalations, investment locations, etc. Personal Attributes
