Disposition Manager
to own the disposition process and help build a scalable, high-performing disposition operation.
What You'll Do
Key Responsibilities
Own the disposition process from deal handoff through closing
Select and execute the appropriate exit strategy (wholesale vs novation)
Price properties based on market conditions and buyer demand
Market properties to:
Cash buyers and investors
Realtors and MLS buyers (for novation deals)
Actively source and build relationships with buyers and Realtors
Get creative in finding buyers for challenging or non-traditional deals
Negotiate terms to maximize net proceeds
Coordinate inspections, walkthroughs, and buyer communication
Work with title, escrow, and agents to ensure timely, clean closings
Provide market feedback to the acquisitions team
Maintain accurate CRM and deal records
Develop disposition systems, processes, and best practices
Recruit, train, and lead disposition associates as deal volume increases
What We're Looking For

Proven experience in real estate dispositions within a wholesaling business
Track record of personally closing wholesale deals
Experience with or strong understanding of novation transactions
Strong knowledge of assignment contracts and investor pricing
Ability to independently source buyers beyond an existing list
Confident negotiator with strong communication skills
Comfortable taking ownership and leadership responsibility
Preferred Qualifications
Active or inactive real estate license (Realtor)
Experience working with MLS-listed properties
Existing buyers or Realtor network
Experience in virtual wholesaling
CRM experience (Podio, REsimpli, FreedomSoft, etc.)
Prior experience mentoring or leading a small team
Track record of personally closing wholesale deals
Experience with or strong understanding of novation transactions
Strong knowledge of assignment contracts and investor pricing
Ability to independently source buyers beyond an existing list
Confident negotiator with strong communication skills
Organized, accountable, and results-driven
Comfortable taking ownership and leadership responsibility
