Senior Quantity Surveyor - High-End Luxury Residential Development Cape Town (Office-based) Competitive salary + package (dependent on experience)
Company & Project Overview
We are delivering one of Cape Towns most exclusive prime / super-prime residential developments - a landmark scheme comprising bespoke ultra-high-end lodge chalets and a single trophy gym and spa building as well as a private residence. The project is characterised by exceptional finishes and complex structural elements and the highest levels of craftsmanship.
As the appointed Client Representative, I am seeking an outstanding Senior Quantity Surveyor to work directly alongside me in a true "right-hand" capacity. This is a client-side facing role with full autonomy over cost management and reporting.
Key Responsibilities

  • Act as the lead Quantity Surveyor for the project, reporting directly to the Client Representative
  • Manage the full post-contract commercial function from inception through to final account
  • Prepare and maintain detailed cost plans, cash-flow forecasts and cost-to-complete reports
  • Produce high-quality monthly progress reports and cost reports (narrative + data) for presentation to the client / investor group
  • Chair or co-chair monthly cost and progress meetings with the main contractor and key subcontractors
  • Administer the main contract
  • Lead valuation, variation assessment and agreement process each month
  • Identify, value and negotiate variations and compensation events in real time
  • Proactively manage risk registers, early warnings and contingency / draw-down
  • Oversee subcontractor procurement, tender analysis and package award recommendations where required
  • Manage interim payments, payment notices and pay-less notices
  • Drive value-engineering and cost-saving initiatives without compromising quality or design intent
  • Prepare and negotiate final accounts in a timely manner
  • Mentor and oversee any assistant/junior QS support (if appointed)
Essential Experience & Attributes
  • Degree-qualified (BSc Quantity Surveying or similar); MRICS strongly preferred or SACQSP / PrQS
  • 10+ years' post-graduate experience as a Quantity Surveyor
  • Proven track record on high-end or super-prime residential projects in South Africa
  • First-class cost reporting and presentation skills - able to produce board-level reports with narrative, graphics and absolute accuracy
  • Confident, articulate and personable - you will be client-facing daily and must command respect from contractors and consultants alike
  • Expert knowledge of bespoke forms of contract
  • Strong negotiation skills and commercial acumen
  • Impeccable attention to detail and pride in the quality of your work
  • Stable career history with reputable main contractors, cost consultancies or client-side organisations specialising in the prime / residential sector
