Our client is looking for a Quantity Surveyor who will be responsible for measuring work for payment programming and drafting monthly certificates. Provide information for reports, record work variations, and ensure compliance with company procedures. Represent the company in discussions with engineers and architects. Manage costs and contracts on construction projects, ensuring financial efficiency and regulatory compliance.
Project Scope:

• Involved in large contracts valued at R 300 000 000 and above.
• Responsible for managing small contracts valued between R 50 000 000 and R 150 000 000.
• Responsible for managing medium contracts valued between R 200 000 000 and R 300 000 000

Requirements:

• Degree or BTech in Construction Studies or Quantity Surveying
• 3 - 5 years experience
• Pass of General Medical Assessment
• Registration with the South African Council for the Quantity Surveying Profession (SACQSP)

Responsibilities:
Leadership & Supervision:

• Lead by example in adhering to company values, policies, and procedures.
• Provide leadership and direction to the quantity surveying department.
• Set performance goals and objectives for the team and monitor progress.
• Delegate tasks effectively, considering team members' skills and workload.
• Monitor the progress of projects assigned to junior staff and provide support as needed.

Cost Management:

• Prepare detailed cost reports and valuations aligned with project milestones.
• Manage cash flow forecasts and identify potential financial risks.
• Analyse cost variances and recommend corrective actions.
• Manages and oversee subcontractor payments, ensuring accuracy and timeliness.

Contract Management:

• Negotiate contract terms and conditions with subcontractors.
• Prepare and finalise subcontracts, ensuring compliance with project requirements.
• Manage contract administration processes, including variations, claims, and extensions of time.
• Analyse contract implications for project costs and timelines.
• Resolve contractual disputes with subcontractors and recommend solutions.

Measure & Certification:

• Manage the measurement process for completed work, ensuring accuracy and compliance.
• Analyse measurement data and identify potential discrepancies.
• Prepare interim payment certificates in compliance with contractual requirements.
• Prepare variation orders and negotiate with clients and subcontractors.
• Mentor and train junior staff in measurement techniques and standards

Project Management & Reporting:

• Lead the preparation of comprehensive project reports, including cost, schedule, and risk assessments.
• Identify and manage project risks, developing mitigation strategies.
• Communicate project status updates and potential challenges to stakeholders.
• Ensure adherence to company procedures and reporting standards.

Risk Management:

• Assist with risk assessments and mitigation strategies development.
• Monitor identified risks and track their impact on the project.

Stakeholder Management:

• Attend stakeholder meetings and contribute to discussions as relevant.
• Identify and manage stakeholder expectations.
• Develop and maintain positive relationships with key stakeholders.

Document & Information Management:

• Maintain comprehensive project records and ensure proper document control.
• Manage information flow between project stakeholders for effective communication.
• Utilise document management systems to store and retrieve project information.

Safety Management:

• Follow established site safety protocols.
• Advocate for a safe work environment by identifying and mitigating risks.
• Report incidents and investigate minor ones as assigned.
• Ensure understanding of site safety protocols within their area of responsibility.
• Act as a safety champion by promoting a safe work culture and environment.

Support to Accounts Department:

• Conduct cost analysis for retendering and identify areas for cost optimisation.
• Contribute to developing competitive retender proposals.
• Support senior quantity surveyor in reviewing and finalising retender submissions.

Skills and Knowledge:

• Budget Monitoring: Basic understanding of construction budgets and ability to monitor site expenses.
• Progress Monitoring: Tracking project progress, identifying deviations from the plan, and reporting variances.

• Data Analysis: Ability to collect, analyse, and interpret data relevant to construction costs.

• Construction Technology: Basic knowledge of construction methods, materials, and construction sequencing.
• Quantity Surveying Fundamentals: Strong understanding of core quantity surveying principles like measurement, estimating, and cost control.
• Computer Literacy: Proficient in using computers and relevant construction software (e.g., estimating software, BIM).
• Problem-Solving: Ability to identify and solve problems related to cost, contracts, and project management.
