Role Summary
We are seeking an experienced Property Portfolio Manager to oversee a diverse portfolio of residential, sectional-title and mixed-use assets. You will be responsible for ensuring optimal performance of the portfolio through strategic planning, financial oversight, maintenance coordination and client / stakeholder relationship management.
Key Responsibilities
Manage the full cycle of property operations across your portfolio: budgeting, levy/rental collection, expenditure monitoring and reserve fund management.
Prepare, review and present periodic financial reporting to stakeholders (owners, trustees, executive team).
Develop and implement maintenance programmes: scheduled inspections, contractor appointments, repairs and preventative maintenance.
Ensure compliance with relevant legislation, body-corporate rules (in sectional-title contexts) and best practice property-management processes.
Foster strong relationships with clients, trustees, tenants and contractors; act as the primary point of contact for escalations and strategic decision-making.
Identify opportunities to improve asset value and reduce operating costs, including refurbishment, amenities upgrades and risk mitigation.
Lead, mentor and direct junior property-management staff or on-site managers, ensuring high standards of service delivery.
Required Skills & Qualifications
A minimum of 5 years' experience in property / asset / portfolio management (preferably in the Johannesburg metropolitan market).
Strong financial acumen: experience with budgeting, levy/rental collection, accounting and financial reporting.
Proven track record in maintenance planning, contractor management and asset lifecycle programmes.
Excellent communication and stakeholder-management skills; ability to present to both operational teams and senior management/trustees.
Well-organised, self-motivated and able to manage multiple assets simultaneously in a dynamic environment.
Knowledge of South African property legislation (Sectional Titles Act, body-corporate governance, rental regulations) would be an advantage.
