Time Oon Investments is seeking a highly organized and proactive Property Manager to oversee the day-to-day operations of our rental properties.
Responsibilities
Tenant Management
:
Market rental properties, screen applicants, and execute lease agreements.
Handle tenant communications, complaints, and disputes.
Coordinate move-ins, move-outs, and inspections.
Ad hoc duties (may include moving of furniture/assets from one place to another.)
Regular Audit of property, checking the quality of furniture and the apartments.
Managing maintenance team.
Financial Oversight
:
Enforce lease terms.
Prepare financial reports, budgets, and forecasts.
Manage accounts payable/receivable and track operating expenses.
Maintenance & Repairs:
Schedule and oversee routine maintenance and emergency repairs.
Inspect properties regularly for safety, cleanliness, and compliance.
Coordinate with service providers.
Legal Compliance:
Ensure compliance with local, state, and federal housing laws (May include registering apartments.)
Handle evictions in accordance with applicable laws.
Maintain proper documentation and lease records.
Property Marketing & Occupancy
:
Conduct property showings and negotiate lease renewals or sales.
Aim to maximize occupancy rates and reduce tenant turnover.
Budgeting & Cost Control
:
Develop annual property budgets and capital improvement plans.
Identify cost-saving opportunities without compromising service quality.
Oversee utility usage, levies and cost efficiencies.
Qualifications
:
Education
:
Bachelor's degree in Business Administration, Real Estate, or related field (preferred but not always required).
Certifications such as CPM (Certified Property Manager) or CAM (Certified Apartment Manager) are advantageous.
Experience:
2 years' experience in property management or real estate operations.
Familiarity with managing residential, commercial, or mixed-use properties.
Skills
:
Strong communication and interpersonal skills.
Excellent organizational and problem-solving abilities.
Knowledge of leasing regulations and landlord-tenant law.
Other Requirements
:
Ability to respond to emergencies outside of regular hours.
