RESPONSIBILITIES include but not limited to:
Guest relationships
- Comms- Responding to Airbnb guest's booking requests with urgency
- Timeous responses to booked-in Airbnb guest queries. Both via the Website and privately via WhatsApp.
- Creating relationships and rapport with guests.
- Being timeous to meet guests for check ins/outs.
- Check-out feedback conversations with guests upon check outs.
- A standard email template to be created to send to all enquiries.
- A standard check in email template to be created to send to guests prior to check in.
- A standard check-out email template to be created and sent to all guests to request feedback on their stay.
- Appropriate work attire to be worn when welcoming guests to the property.
Professional relationships
- Responding timeously to all correspondence via email or text.
Maintenance Management
- Completing a full check out inspection and reporting any damages for claim via Airbnb before the next check in. See check out inspection sheet. Includes plumbing and electrical checks.
- Providing cleaning staff with a check list, to be clearly marked off and posted on WhatsApp group once completed.
- Following your own check out checklist and ticking off as completed. Posted to check out WhatsApp group.
- Managing levels of Operating Equipment and cleaning products inside properties
- Proactive and systematic managing of electricity levels in each property.
- Arranging fumigation regularly to ensure high cleanliness standard.
- Ensuring that a garden service is booked regularly to attend to any garden maintenance.
General
- Compiling and having available manuals for each guest house, with important information on how to operate equipment in house such as gas braai, washing machine, etc.
- Ensuring that the guest guidebook file is up to date and looks attractive - refresh when necessary.
- Ensuring that the photos on Airbnb are current and reflective of what the property looks like
- Being aware that the position of Property Manager does not allow for a 8am - 5pm workday. Managing an Airbnb portfolio requires you to be available for guests during their stay, including after-hours. This includes conversations taking place prior to check in.
