A Property Leasing Regional Manager in South Africa is a senior, field-focused role responsible for driving new leasing revenue, reducing vacancies, and managing the overall leasing operations across a specific geographical portfolio of properties. The position requires strong negotiation, relationship-building, and administrative skills.
Key Responsibilities
Leasing & Business Development: Proactively source tenants, negotiate lease agreements, and ensure optimal occupancy levels in line with budget targets.
Relationship Management: Build and maintain strong relationships with property brokers, existing tenants, and other property professionals
Marketing Strategy: Formulate and implement marketing campaigns to promote available spaces and development opportunities.
Administration & Compliance: Manage all administrative aspects of leasing, including documentation, FICA compliance, handovers, and reporting, often using property management systems like MDA.
Financial & Operational Oversight: Assist with the preparation of annual budgets and vacancy forecasts, monitor financial performance, and provide regular feedback to senior management.
Market Analysis: Conduct market research and competitor analysis to stay informed about commercial property market conditions and trends.
Required Skills and Experience
Experience: A minimum of 5 years' experience in a commercial property leasing or management role is typically required.
Skills: Strong negotiation, communication, leadership, and problem-solving skills are essential. The role also demands a detail-oriented approach and proficiency in property management software.
Qualifications: A Grade 12 (Matric) is a basic requirement, with a property-related qualification or a relevant 3-year Degree/National Diploma often being advantageous.
Mobility: A valid driver's licence and reliable transport are necessary as the role involves frequent travel to various properties within the region.
