Job Purpose:
To manage the financial operations of a property portfolio, ensuring accurate accounting, regulatory compliance, timely reporting, and effective support for financial decision-making related to property assets.
Key Responsibilities:
Maintain accurate and up-to-date financial records for multiple properties using accounting software and spreadsheets.
Ensure all financial transactions are supported by proper documentation and ready for audits.
Manage records and financial data for subsidiaries.
Review financial reports and ledgers for completeness and accuracy.
Identify, investigate, and correct discrepancies in transactions, balances, and reconciliations.
Perform regular reconciliations of general ledger and property-specific accounts.
Prepare financial statements on a monthly, quarterly, bi-annual, and annual basis.
Calculate taxes, manage creditor payments, monitor debt collection, and analyze overall financial performance.
Generate detailed income and expenditure reports for each property.
Prepare monthly management packs including income statements, balance sheets, and variance reports.
Compile cost reports for ongoing property projects.
Prepare and manage disbursement accounts for joint ventures.
Reconcile accounts for properties managed by external parties.
Draft year-end trial balances and prepare for audits.
Process invoices, receipts, and tenant-related adjustments.
Maintain secure and organized historical accounting records.
Process accruals, depreciation, and monthly closing adjustments.
Assist in compiling and managing property-related budgets and forecasts.
Provide detailed variance analysis with commentary on financial results.
Maintain profit and loss statements for individual properties.
Monitor and reconcile bank accounts and manage property-level cash flow.
Liaise with external auditors and provide necessary year-end documentation.
Ensure adherence to internal policies, tax regulations, and financial reporting standards.
Minimum Requirements:
Bachelor's Degree in Accounting, Finance, or related field.
Completion of SAIPA/SAICA articles or in progress toward a professional designation (preferred).
At least 3 years of relevant accounting experience, ideally within a property or real estate environment.
Proficient in property accounting software (e.g., MDA, MRI, ACCPAC, or equivalent).
Experience with financial statement preparation tools such as Caseware.
Advanced Microsoft Excel skills.
Thorough understanding of IFRS for SMEs and South African tax laws.
