The Role
We are seeking a
Senior Project Manager
to lead the end?to?end delivery of civil and building projects (typically
R20 million or greater
). You will lead multi?disciplinary teams, drive programme and cost performance, and ensure quality, health and safety, and cash?flow reliability from project award to close?out. The role reports directly to the Chief Operating Officer (COO) and manages multiple teams.
Key Responsibilities
Define and agree the project scope with the client; develop the Work Breakdown Structure; control scope changes and recover costs in line with approved time, cost, and contractual requirements; ensure all parties sign off a clear Statement of Work.
Build a detailed, logic?linked schedule (Microsoft Project/Primavera) with milestones; protect the critical path; track planned versus actual progress using earned?value methods; implement recovery plans and prepare/submit extension?of?time claims where required.
Supervise and approve the establishment of a baseline budget from the bill of quantities, labour, plant, and contingency; monitor forecast versus actual costs weekly; track and correct cost variances; approve change orders only after full impact assessment; align cash?flow with certificate submissions.
Create and implement a Quality Control Plan; conduct regular inspections and ensure tests are completed to specification; ensure construction methods comply with time, cost, and quality requirements; enforce discipline where quality lapses occur; record and close non?conformances promptly to prevent rework.
Plan labour, plant, and materials per activity and budget; monitor production outputs and reduce waste; manage competent subcontractors with clear deliverables and KPIs; track plant utilization and material availability to avoid delays.
Lead regular meetings with all stakeholders; provide comprehensive reports to senior management; compile progress reports for clients and project stakeholders; maintain a visible dashboard showing schedule, cost, and quality status.
Maintain a live risk register with probability and impact ratings; implement mitigation measures (permits, alternative suppliers, weather plans, insurance, theft controls, strikes, shutdown planning, loss prevention, injury prevention); review and update risks weekly.
Approve supplier sourcing and evaluations; issue clear purchase orders with defined scope, quantities, delivery dates, and pricing; track deliveries using Goods Received Notes; sign off supplier statements; enforce accurate record?keeping on site; leverage bulk pricing and long?term agreements.
Map all project stakeholders using a power?interest matrix; proactively communicate and manage expectations; resolve conflicts quickly and professionally.
Minimum RequirementsExperience
8-10 years in construction project management.
5+ years leading and successfully completing projects
R20 million or greater
(civil and/or building).
2-3 years in a
senior or lead Project Manager
role.
Qualifications
Bachelor's degree (BSc/BEng/B?Tech) in
Civil Engineering

Post?graduate qualification in Project Management is advantageous.
Professional registration with the
Engineering Council of South Africa (ECSA)
or the
South African Council for the Project and Construction Management Professions (SACPCMP)
is advantageous.
Technical Fluency
Microsoft Project or Primavera, and Microsoft 365 (Teams, SharePoint, Excel).
Familiarity with cost control, quality assurance, health and safety, and document control systems.
Advantageous
Proven public?sector delivery with strong understanding of contract returnable and compliance.
Familiarity with
