Job Description


Job Purpose:

The Housing Supervisor plays a pivotal role in overseeing the management of the building, including tenant relations, rental collection, unit leasing, building maintenance, and ensuring excellent client service. This position is vital in maintaining the overall functionality and condition of the property including the management of the site office.

Key Performance Areas:

Building Management:

  • Assist prospective tenants in the leasing
  • Facilitate viewings of vacant units for prospective
  • Welcome and induct new tenants, ensuring they are aware of house
  • Complete pre-occupation checklists for new
  • Attend to letting in new tenants, including discussing lease
  • Conduct routine inspections of the building and grounds, identifying areas of
  • Liaise with maintenance staff and service providers to address maintenance and security issues.
  • Ensure cleanliness standards are maintained within the
Rental Management:
  • Distribute rental statements and demand
  • Distribute arrears letters to
Service Provider Management:
  • Review the performance of service providers (e.g., Security, refuse removal).
  • Meet with service providers and provide feedback on their
  • Ensure service providers meet agreed-upon service
  • Communicate service provider requirements to the property
  • Oversee emergency maintenance and contact service providers when
  • Follow up with tenants and obtain signatures on maintenance
Maintenance:
  • Review the overall maintenance of the
  • Address maintenance requirements as reported by
  • Monitor and action TCFs timeously.
  • Oversee minor maintenance tasks as
Tenant Take-On and Exit:
  • Ensure units are clean and ready for new
  • Welcome and induct new tenants, discussing house rules.
  • Complete a take-on snag list with new tenants and exiting
  • Complete tenant exit processes with exiting
Social Climate Management:
  • Address minor social
  • Report major social issues to the Client Services Manager / Community development
  • Encourage tenant participation in building activities and community
General:
  • Undertake other housing-related activities as instructed from time to
  • Attend meetings as and when required by the property manager
  • Manage staff and general office administration
Skills:
  • Communication skills, facilitation skills, conflict management, relationship management, teamwork
Qualifications and Experience:
  • Minimum Grade 12 (Matric)
  • Valid Drivers License
  • At least 2 years of building management
  • Supervisory experience
  • Experience in maintenance is
  • A diploma or degree in Building, Communication, Public Relations, or similar is advantageous.
