Position Overview
We are seeking a skilled and experienced Facility Manager to oversee the daily operations, maintenance, and care of the property. This is a hands-on role that requires technical expertise, strong organisational ability, and the capacity to operate both independently and strategically.
The ideal candidate will have a background in property and facility management with competencies in plumbing, electrical systems, preventative maintenance, and contractor coordination. Responsibilities also include budget setting, developing annual refreshment plans for rooms, and ensuring the property remains in excellent condition in collaboration with managing agents.
Key Responsibilities
Planned Maintenance & Repairs
Develop and manage a preventative maintenance schedule
Conduct general maintenance and basic plumbing/electrical repairs
Book and supervise contractors for specialised repairs
Facility Oversight & Compliance
Ensure all systems are safe, functional, and regulation-compliant
Conduct regular property inspections and take corrective action
Grounds & Building Management
Oversee landscaping, pest control, and cleanliness
Supervise cleaning staff and ensure upkeep of common areas
Security & Safety
Monitor security systems and manage safety procedures
Conduct risk assessments and ensure compliance with safety standards
Vendor & Contractor Coordination
Manage vendor relationships and oversee service quality
Negotiate service contracts where required
Budget & Project Management
Create and maintain budgets for maintenance and repairs
Execute annual room refreshment projects in coordination with management
Requirements
Experience: 3-5 years in facilities, property, or building management
Technical Knowledge: Plumbing, electrical systems, HVAC, and general infrastructure
Project & Budget Management: Proven ability to plan and manage budgets
Organisational Skills: Excellent prioritisation, time management, and attention to detail
Communication: Effective at working with vendors, tenants, and managing agents
Initiative: Ability to anticipate and proactively resolve issues
Physical Capability: Comfortable with hands-on tasks and working in various environments
Driver's License: Valid driver's license required
Preferred (Not Required)
Certifications or technical training
First Aid knowledge
Familiarity with property management systems
Matric and/or trade or technical qualifications
