Estate Manager / General Manager (Permanent) Southern Suburbs/Western Cape
We are seeking an experienced Estate Manager / General Manager to oversee the management of an estate with assets amounting to billions. Reporting to the Board of Trustees, this role is responsible for the safe, secure, compliant, and financially sound operation of the estate, including its facilities.
The successful candidate will ensure that the estate is maintained to the highest standards, that resident satisfaction is prioritised, and that all governance, financial, and compliance requirements are met.
Key Responsibilities

  • Oversee day-to-day operations, including estate staff, contractors, and service providers.
  • Ensure uninterrupted service delivery in areas such as security, access control, traffic management, noise control, pet control, compliance, and facility upkeep.
  • Conduct weekly inspections to ensure maintenance and repairs are completed to a high standard.
  • Manage the annual maintenance plan and all estate improvement projects.
  • Oversee procurement, budget adherence, and expenditure approvals in line with HOA protocols.
  • Develop, present, and manage annual budgets; monitor financial performance, creditors, debtors, and legal actions.
  • Maintain detailed asset registers (buildings, vehicles, equipment, gym, lounge, borehole).
  • Provide financial and operational reports to Trustees on a monthly and annual basis.
  • Oversee Lounge and Gym operations, ensuring profitability and quality of service.
  • Recruit, develop, and manage staff, ensuring compliance with labour legislation and HR policies.
  • Develop and enforce service-level agreements (SLAs) and contractor performance standards.
  • Lead marketing and communications to promote the estate's reputation.
  • Ensure compliance with statutory, legal, environmental, OHS, and HOA rules.
  • Conduct risk analysis and implement mitigation strategies.
  • Support Trustees with decision-making, reporting, and governance.
Requirements
  • Tertiary qualification (Property, Facilities Management, Business, or related).
  • 3-5 years' management experience in a corporate or estate/facilities environment.
  • Strong financial acumen with the ability to prepare, interpret, and present financial reports.
  • Proficiency in MS Office, especially Excel.
  • Knowledge of construction regulations, security processes, contracts, and compliance.
  • Strong leadership, delegation, and people management skills.
  • Excellent communication and stakeholder management abilities.
