National construction giant based in the southern suburbs in need of a Contracts Manager with a minimum of 8 - 10 years' experience within this industry for their luxury lifestyle projects across Cape Town. The successful candidate will be responsible for managing all activities on overseeing operations of the whole site on a day-to-day basis and that projects come in on time and within budget. Manage and lead the site construction team and the subcontractors for projects. Experience from renovations, alterations and new builds from a commercial main contractor environment. Type of projects would include commercial, high density residential, retail & medical facilities.
Duties will include, but are not limited to:
Ensuring that the business process is implemented
Managing and supervising allocated teams to execute the required project scope
Leading and motivating teams in order to perform their allocated duties efficiently
Project planning, co-ordination and scheduling of required deliveries / materials
Implement / monitor project plans and ensure targets are achieved
Ensuring that all required equipment is available and utilized appropriately
Able to establish and maintain a sound relationship with new and existing clients
Controlling / monitoring of project expenses such as materials, equipment, fuel and labour
Managing and forecasting of project budgets / allowable vs expenses
Control and Management of all permanent / temporary staff on allocated projects
Plan projects and ensure they are programmed to a level of detail necessary for the site team to deliver the scheme without delays
Maintaining an excellent standard of quality and building according to project specifications
Manage all on site labour
Perform full pre-inspection to ensure that the site meet the legislated construction regulations
Utilise sound technical knowledge in assessment of building plans and bills of quantities and make recommendations according building and construction methodologies
Procure adequate resources both labour and materials according the project requirement
Develop and implement effective programming of the works
Effectively manage and monitor production according to the project timeline, aligning variations
Management of the budget and variations
Manage health & safety aspect of the project
Professionally represent the employer at external stakeholders i.e. sub-contractors, local authorities, and or clients
Perform site close-out ensuring and provide documentation according contracts requirements
Weekly and monthly report writing according to company's requirements
Produce procurement schedules to ensure sites have adequate resources to complete the tasks
Supervises and coordinates additional contracted personnel as necessary (sub-contractors & site foreman)
Schedules and monitors all subcontractors and required inspections
Informs and assigns Site foreman to specific tasks
