A Commercial Leasing Manager is responsible for overseeing the leasing operations of commercial properties within the portfolio. This role involves attracting and securing tenants, negotiating lease agreements, maintaining tenant relationships, and ensuring optimal occupancy rates to maximize revenue. The ideal candidate will have a strong understanding of the South African commercial real estate market and excellent negotiation skills
Key Responsibilities:
Develop and implement leasing strategies to achieve occupancy and revenue targets.
Identify prospective tenants through market research, networking, and direct outreach.
Negotiate lease terms, conditions, and rental rates with prospective tenants.
Prepare and review lease documentation to ensure compliance with legal and company standards.
Prepare and present reports on lease portfolio performance
Identify and mitigate potential risks and disputes
Conduct property viewings and presentations to prospective tenants.
Maintain relationships with existing tenants to ensure lease renewals and high tenant satisfaction.
Monitor market trends and competitor activity to inform leasing strategies.
Coordinate with property management and asset management teams to ensure smooth tenant on boarding and satisfaction.
Manage leasing administration, including lease renewals, extensions, and terminations.
Prepare regular reports on leasing activity, market conditions, and occupancy rates for senior management.
Ensure compliance with South African legal requirements related to commercial leasing and property management.
Attend industry events, networking functions, and property exhibitions to promote properties and attract tenants.
Requirements
Qualifications and Skills:
Proven experience in commercial leasing, property management, or real estate in South Africa.
Strong understanding of South African property laws and regulations.
Excellent negotiation, communication, and interpersonal skills.
Ability to analyze market data and develop strategic leasing plans.
Proficiency in MS Office, property management software MDA/MRI, and CRM tools.
Bachelor's degree in Real Estate, Property Management, Business Administration, or related field preferred.
