Chief Operating Officer - Mobile Home Park Business
Location: Remote / Offshore
Compensation:

  • Latin America: USD $4,000 - $5,000/month + performance-based bonuses & long-term equity opportunities
  • South Africa: USD $4,500 - $6,000/month + performance-based bonuses & long-term equity opportunities

About the Role
The COO will design and implement operational systems that enable rapid scaling, oversee occupancy acceleration, manage teams, and ensure financial and operational performance. This role requires urgency, extreme ownership, and the ability to deliver measurable results from day one.
First Mission: Achieve 100% occupancy across 258 units within 6 months.
Key Responsibilities
Occupancy Acceleration
  • Own the occupancy pipeline: marketing ? lead generation ? screening ? lease signing ? move-in ? retention
  • Execute systems to achieve 100% occupancy by target date
  • Build tenant retention programs maintaining 95%+ occupancy
Operational Systems & Excellence
  • Implement SOPs for maintenance, collections, screening, move-ins/move-outs, and vendor management
  • Deploy property management automation tools and KPI dashboards
  • Build systems that scale without creating dependencies on individual contributors
Team Leadership & Development
  • Recruit, train, and manage property managers, maintenance, and leasing teams
  • Build a high-accountability, high-performance culture
  • Scale team structure as the portfolio grows
Financial Performance Management
  • Full P&L responsibility
  • Drive NOI growth through occupancy optimization and cost management
  • Develop projections and models for scaling operations
Growth Infrastructure & Scalability
  • Prepare systems for rapid acquisition integration
  • Build scalable processes for future portfolio growth
  • Identify and eliminate bottlenecks before they impact operations
Required Qualifications
  • 7+ years in property management, CRE operations, or mobile home park management
  • Proven track record managing teams remotely and achieving occupancy/revenue targets
  • Multi-site operations experience preferred
  • Strong analytical, financial, and technical skills (spreadsheets, dashboards, AI, PM software, CRMs)
  • SOP development experience and excellent written/verbal English
  • Demonstrated success improving occupancy, scaling teams, and reducing costs

First 30 Days - Occupancy Blitz Sprint
  • Week 1: Audit units, analyze marketing/leasing/screening, build 6-month plan
  • Week 2: Implement PMS/CRM, KPI dashboard, streamline processes
  • Week 3: Launch marketing campaigns, begin aggressive leasing, document SOPs
  • Week 4: Scale highest-performing processes, train team, deliver 5-month roadmap
Deliverables by Day 30: operational audit & bottleneck plan, 40-50 units in active pipeline, SOPs documented, KPI tracking operational, 5-month roadmap to 100% occupancy
Compensation & Performance Bonuses
  • 60-Day Launch Bonus: Achieve 40+ units in pipeline
  • Occupancy Milestones: 75% by Jan 1, 2026 | 90% by Mar 1, 2026 | 100% by Apr 15, 2026
  • Quarterly NOI Performance: % of growth targets
  • Long-Term: Equity/profit-sharing opportunities as portfolio scales
