Building Supervisor
Reporting Line:
Reports to the Chief Operating Officer (COO) and Client Portfolio Manager
Role Purpose
To effectively manage rental collection, tenant relationships, vacancies, and building operations, including maintenance, cleanliness, and safety. The Building Supervisor oversees service providers and staff while ensuring a positive social climate for tenants and a well-maintained property that aligns with organizational standards.
Key Deliverables and Responsibilities
1. Client Services Management
Vacancy Management
Assist prospective tenants and facilitate unit viewings.
Source new tenants and organize information/leasing workshops.
Rental Collection
Distribute rental statements and review arrears reports.
Implement credit control procedures and issue arrears letters.
Tenant Intake & Exit
Welcome and induct new tenants, explain house rules.
Complete snag lists for both intake and exit processes.
Key Indicators:
Achieve targeted vacancy and rent collection levels.
House rules communicated to all tenants.
Timely completion of intake and exit snag lists.
2. Service Provider Management
Review and monitor the performance of:
Cleaning, maintenance, security, garden services, and refuse removal teams.
Conduct regular meetings and give feedback to service providers.
Key Indicators:
Service providers meet agreed-upon standards.
Regular performance reviews conducted.
3. HR and Staff Management
Identify, recruit, and onboard suitable candidates for site roles.
Conduct training, probation evaluations, and performance appraisals.
Facilitate disciplinary actions and maintain staff motivation.
Lead weekly staff meetings.
Supervise assistant building supervisor, cleaning, and maintenance teams.
Key Indicators:
Staff performance improvements based on appraisals.
High team morale and effective operations.
Vacant positions filled timeously with capable individuals.
4. Maintenance and Security
Liaise with Maintenance Manager on security/maintenance issues.
Address tenant maintenance requests through inspections and work orders.
Oversee minor maintenance tasks and in-house maintenance teams.
Ensure building inspections are conducted and issues reported.
Monitor building cleanliness and ensure cleaning team is equipped and trained.
Key Indicators:
Maintenance work completed on time and to standard.
Building kept clean, secure, and in good condition.
Timely incident resolution.
5. Administration
Prepare and submit weekly/monthly reports.
Attend internal meetings and liaise with head office.
Maintain accurate documentation and correspondence.
Key Indicators:
Reports submitted on time and accurately.
Effective communication with internal stakeholders.
6. Social Climate Management
Monitor and improve the social climate within the building.
Address and document behavioural issues.
Promote tenant participation and foster strong relationships.
Key Indicators:
Healthy social environment maintained.
Issues addressed proactively and respectfully.
Qualifications & Experience
Education: Minimum Grade 12 (Matric).
Experience: Minimum 2 years in building management; maintenance experience required.

Salary: ?between R 144 000 - R 180 000 CTC per annum
