Job Summary Essential qualifications and experience: B-Tech or National Diploma in Civil Engineering, Building/Facilities Maintenance Engineering Certificate in Facilities Management will be of advantage At least 10 yearsxc3xa2xc2x80xc2x99 relevant experience. Safety Management General technical knowledge Good working knowledge and experience in maintenance of building elements in electrical, electromechanical systems, plumbing, tilling, roof works, painting etc. xc3x82 Key Responsibilities: Manage maintenance sub-contract with respect to safety, health, environment and quality. Review annual budget, monitor and comply with monthly budget and expenses. Submit monthly report for variances. Comply with all environmental and safety rules and alert Executive Maintenance of any environmental or safety issue. Participate in the implementation of the Maintenance Plan and ensure results are achieved. Ensure maintenance plans are executed effectively and building structures are in excellent condition. Adhere to continuous improvement principles. Ensure minimum levels of system downtime including timely and effective response to breakdowns. Abide to general housekeeping rules. Ensure contractors comply with Occupational Health and Safety Acts and its Regulation, all applicable policies and procedure. Ensure regular inspections and audits are conducted. Ensuring all agreed routine checks and tests are carried out according to specified frequencies and in accordance with Operating Instructions. Ensure contractors comply with all applicable regulations and standards. Analyse and rectify system defects in a timely manner to avoid downtimes. Ensure Contracts under responsibility are managed successfully. Issue penalties and take corrective action on any non-compliance by contractors. Monitor compliance to service level agreement with contractor. Take proactive role in site projects, renewal projects representing the engineering function. Ensure successful handover of new maintainable addition to the system. Participate in ensuring compilation, completion and closure of non-compliance reports, latent defect and warranty defect notifications. Update maintenance specifications and procedures. Conduct analysis on obsolescence treatment.
