Job Description


Job Summary Minimum requirements:
Bachelorxe2x80x99s degree in business, Real Estate, Finance, or a related field or years of experience in the asset management in the property sector.
Proven experience in asset management, ideally in the real estate sector.
Strong financial acumen and analytical skills.
Excellent communication and negotiation skills.
Knowledge of local real estate regulations and market conditions.
Ability to work independently and as part of a team.
Proficiency in property management software and Microsoft Office Suite.
Drivers licence and own car.

Responsibilities:

Strategic Planning:
Develop and implement comprehensive asset management strategies for the shop at a mall and block of flats, aligning with the company's goals and objectives.

Financial Management:
Monitor and manage the financial performance of the assets, including invoicing, billing, budgeting, forecasting, and expense control. Identify opportunities for revenue enhancement and cost savings.

Tenant and Resident Relations:
Foster positive relationships with tenants and residents by addressing their concerns, resolving issues, and maintaining high levels of tenant satisfaction.

Lease Management:
Oversee lease negotiations, renewals, and rent collection, ensuring lease agreements are following local regulations and industry standards.

Property Maintenance:
Coordinate and supervise maintenance and repairs to ensure the assets are well-maintained and meet safety and aesthetic standards, along with the centre manager.

Utilities and Service Level Agreements:
Manage all utilities, service level agreements, and ensure their enforcement to maintain efficient operations of the properties.

Marketing Plans:
Execute marketing plans to attract and retain tenants, drive foot traffic to the mall, and promote the block of flats as a desirable residential choice.

Monthly Board Packs:
Prepare minutes and present monthly board packs to senior management and stakeholders, providing updates on the performance of the mall and block of flats, financial reports, and strategic recommendations.

Market Research:
Stay informed about market trends, competition, and demographics to make informed decisions about pricing, marketing, and tenant mix.

Risk Management:
Identify and mitigate risks related to the assets, including security, insurance, and legal compliance.
