Job Description

?Shoreham Body Corporate has an exciting opportunity for a Building Manager. The job incumbent will be responsible for the day-to-day activities at the Body Corporate, including the supervision of staff and sub-contractors.The incumbent will receive instructions from, and report to the Managing Agent's Portfolio Manager and any instruction from the Trustees.
Duties for this position include, but are not limited to:

Maintenance:

1.       Manage maintenance procedures & reporting.
2.       Maintenance inspection of the scheme – Daily basis.
3.       Lodge maintenance issues promptly in prescribed manner
4.       Ensure that all buildings, grounds, and equipment are well maintained and in optimal working condition.
5.       Maintaining and keeping a register of statutory requirements, i.e. all fire-fighting equipment inspections and elevator registers.
6.       Assist in obtaining quotes and supervise the contractual work for the body corporate.
7.       Supervise contractual work done by owners i.e. that their contractors comply with the building regulations and policies.
8.       Minor repairs to the common property, minor plumbing issues and blocked drains. Attending to and repairing of all minor maintenance items to the common property (changing of light bulbs, minor plumbing issues, block drains, painting repairing of doors etc.)
9.       Compile monthly maintenance report and schedule which is to be submitted end of each month.
10.   Ensuring that all monitoring and security equipment is always operational and maintained, including access-controlled gates/booms and reporting any irregularities.
11.   Inspecting units for leaks
12.   Notifying the managing agent of any maintenance issues.
13.   Calling an approved plumber / electrician in the event of a common property fault.
14.   Assisting and advising on preventative maintenance.
15.   Maintaining of site register and maintenance schedule.
16.   Ensuring that the contractor and all other contractors comply with Health and Safety Standard and to immediately stop any work not in compliance.

Staff & Contractors:
1.       Control and supervision of all cleaning staff and security guards.
2.       Liaising with Contractors.
3.       Supervision of contractors doing work for the Body Corporate and keep record of their attendance. Ensuring that they abide by regulations and perform services to highest standard.
4.       Ensure that all maintenance contractors are issued with work orders prior to jobs being commenced and that all work is carried out timeously and in terms of the relevant work order.
5.       Keeping staff register and recording of staff working times, absenteeism and leave if applicable

General
1.         General management of all onsite aspects of the scheme
2.         Regular feedback on the progress of queries / complaints
3.         Monthly reading and recording on a control sheet all main water/electrical meters
4.         Keeping record of maintenance, water and electricity readings and complaints.
5.         Adhering and the facilitating of fire safety regulations, Health and Safety regulations, emergency procedures and the evacuating of buildings.
6.         Acting in an emergency situation i.e. fire, immediately notify the fire department, police etc. Ensuring that emergency numbers are always close by.
7.         Ensuring that when necessary protective clothing is to be worn
8.         Ensure that the common properties are free from any safety issues as well as the enforcement of building and safety regulations.
9.         Control of and safe keeping of all access keys and maintenance
10.     Attending to any reasonable request in scope of the services rendered.
11.     Availability after hours in case of emergencies (such as fire, storm, security or emergency maintenance problems) as required by the Trustees.
12.     Ensure residents abide by rules and report irregularities
13.     Resident queries
14.     Attend Trustee meetings and report on all maintenance issues
15.     Be available and willing to do any other duties as necessary and required by the Trustees and Managing Agent.

Requirements, Experience and Knowledge:
•         Grade 12
•         Own Transport
•         3 – 5 years relevant experience within a residential property environment
•         Knowledge of building facilities, operations and maintenance
•         Basic knowledge of plumbing, electrical and painting
•         Technical Knowledge
•         Managerial Experience

Benefits:

Salary on offer R15,000.00 Cost to Company per month.
The successful candidate will be appointed on a probation period.
